 SITE PLAN NEEDS TO BE SUBMITTED TO ENGINEERING SERVICES
 DEPARTMENT (ESD) AND BE APPROVED PRIOR TO RESUBMITTAL
 TO CSD.
 THE PLAN HAS FAILED THE REVIEW FOR THE FOLLOWING
 REASONS:
 GENERAL:
 1) ALL COMMENTS NEED TO BE RESPONDED TO IN WRITING.
 2) MISSING POLLUTION CONTROL PLAN. ALL ON SITE CATCH
 BASINS NEED TO BE PROTECTED. ALL OFF-SITE CATCH BASINS
 THAT MAY BE AFFECTED BY WATER RUNNING OFFSITE NEED TO
 BE PROTECTED.
 SHEET C-1:
 1) REPAIRS ARE REQUIRED TO ALL DOWNSPOUTS. AT LEAST ONE
 IS MISSING AT THE BACK OF THE BUILDING (NORTH SIDE) AND
 IT HAS CAUSED A WASH OUT OF DIRT INTO THE STORM DRAIN
 SYSTEM. THIS IS IN VIOLATION OF THE CITY STORMWATER
 CODE. ONLY CLEAR WATER MAY ENTER THE STORM SEWER
 SYSTEM. SEE GENERAL COMMENT #2.
 2) PARKING SPACES AND ADA/HANDICAP SPACES ARE TO BE
 LISTED IN A TABLE.
 3) THE PLAN NEEDS TO SHOW IN A TABLE EXISTING AND
 PROPOSED PERVIOUS AND IMPERVIOUS AREAS.
 4) THE EXISTING CONCRETE MEDIAN IN THE ENTRANCE
 DRIVEWAY OFF OF OKEECHOBEE BLVD. IS HALF IN AND HALF
 OUT OF THE FDOT ROAD RIGHT-OF-WAY. AN FDOT PERMIT WILL
 BE REQUIRED FOR THIS WORK.
 5) THE NOTES STATE THAT THE EXISTING ASPHALT PAVEMENT
 IS TO BE REMOVED. CHANGE THESE NOTES TO STATE THE
 "EXISTING ASPHALT PAVEMENT AND BASE ARE TO BE REMOVED".
 IF THE BASE REMAINS THE AREA WILL REMAIN IMPERVIOUS.
 6) NO DRAINAGE SLOPES OR DIRECTION OF FLOW ARROWS ARE
 USED TO SHOW WHERE THE WATER WILL FLOW TO ON THE NEW
 DEAD END ROAD (TO THE SHOPPING CENTER TO THE WEST). THE
 AREA WHERE THE EXISTING DRIVEWAY IS TO BE REMOVED FLOWS
 TO THE WEST, HOW WILL THE DRAINAGE BE HANDLED?
 7) THERE IS NO DUMPSTER ENCLOSURE. CALL TO DEFINE HOW
 THE TRASH AND GARBAGE ARE TO BE PICKED UP PRIOR TO
 PUTTING NOTES AND OR AN ENCLOSURE ON THE PLAN. THERE
 WAS A COMPACTOR ON THE WEST SIDE OF THE BUILDING
 ACCORDING TO THE RECORD WE HAVE.
 SHEET C-2:
 1) VERIFY DRIVEWAY OUT OF GAS STATION PROPERTY HAS A
 STOP SIGN ON IT. THE STOP BAR IS ON THE FURNITURE STORE
 PROPERTY.
 2) THERE IS NO SIDEWALK FROM OKEECHOBEE BLVD. TO THE
 STORE FRONT, PLEASE ADD ONE. IT WILL NEED TO BE
 INSTALLED AT THE PROPER GRADES TO MEET ADA
 REQUIREMENTS.
 SHEET C-3:
 1) TYPICAL ADA/HANDICAP PARKING SPACES SHALL BE TO CITY
 DETAILS. I HAVE ATTACHED THEM FOR YOUR USE. THE FDOT
 DETAIL IS TO ONLY BE USED TO GIVE YOU THE DIMENSIONS
 REQUIRED FOR THE HANDICAP SIGN.
 2) TYPICAL PARKING SPACES SHALL BE TO CITY DETAILS. I
 HAVE ATTACHED THEM FOR YOUR USE.
 3) THERE IS "D" CURB DETAIL, BUT IT IS NOT SHOWN USED
 ON THE PLAN. PERHAPS THE DETAIL SHOULD BE REMOVED.
 4) THE WRONG FDOT DETAIL WAS USED FOR THE ADA
 REQUIREMENTS. THIS DETAIL WORKS FOR THE ADA RAMP ON THE
 EAST SIDE OF THE BUILDING, BUT NOT FOR THE FRONT OF THE
 BUILDING.
 5) WHAT IS THE CURVED STRUCTURE SHOWN IN THE WAY OF THE
 ADA RAMP ON THE SOUTH SIDE OF THE BUILDING? IF IT IS A
 ROOF LINE, EITHER REMOVE IT OR "GHOST" IT.
 SHEET C-4:
 1) ON THE WEST END OF THE PROPERTY THE IS A PRIVATE
 EASEMENT WITH A GRAVITY LATERAL GOING TO THE SANITARY
 MAIN ON THE NORTH END OF THE PROPERTY FROM THE
 GAS/CONVENIENCE STORE. THE CLEAN-OUTS ARE MISSING AND
 NEED TO BE REPLACED. THIS VIOLATES THE SANITARY CODE
 WHICH STATES THAT NO STORM WATER CAN GO INTO THE
 SANITARY SYSTEM. THE TOPS OF THE LATERALS WERE PROBABLY
 CUT OFF BY THE MOWERS. THEY NEED TO BE INSTALLED PER
 OUR DETAIL, WITH CI MINI MANHOLES IN CONCRETE, WHICH I
 HAVE ATTACHED.
 2) THE EXISTING HYDRANT TO BE RELOCATED NEEDS TO BE
 REPLACED, IT IS TOO OLD AND DOES NOT MEET THE NEW
 REQUIREMENTS.
 3) ON THE NORTH SIDE OF THE BUILDING THERE IS A
 CLEAN-OUTS MISSING AND IT NEED TO BE REPLACED. THIS
 VIOLATES THE SANITARY CODE WHICH STATES THAT NO STORM
 WATER CAN GO INTO THE SANITARY SYSTEM. THEY NEED TO BE
 INSTALLED PER OUR DETAIL, WITH CI MINI MANHOLES IN
 CONCRETE, WHICH I HAVE ATTACHED.
 4) THERE WERE DUAL REDUCED PRESSURE BACKFLOW PREVENTERS
 AT THE METER. IF THIS NOTE IS CORRECT AND THEY ARE
 MISSING THEN THE BACKFLOW PREVENTER WILL NEED TO BE
 TESTED WHEN INSTALLED BY OUR BACKFLOW PREVENTER
 TECHNICIAN (FREE OF CHARGE). ADD THE NOTE "CONTACT THE
 PUBLIC UTILITIES BACKFLOW TESTER, ED SEDA AT 822-2240
 WHEN THE BACKFLOW PREVENTER IS INSTALLED FOR TESTING
 PRIOR TO ACTIVATION".
 5) THERE IS A WELL SHOWN ON THE PROPERTY AT THE NORTH
 EAST CORNER OF THE PROPERTY. OR, IS IT A PUMP, DRAWING
 WATER OUT OF THE CANAL. IN EITHER CASE IT NEEDS TO BE
 PERMITTED THRU SFWMD. SUPPLY A COPY OF THE PERMIT OR
 THE APPLICATION, OR INSTALL A SEPARATE WATER METER FOR
 IRRIGATION. IF THE EXISTING METER IS USED ALL OF THE
 WATER USED WILL BE CHARGED AGAINST YOUR WATER AND SEWER
 BILL, AN IRRIGATION METER IS ONLY CHARGED AGAINST YOUR
 WATER BILL.
