 PROVIDE RESPONSES IN WRITING.
  
 THE PLAN INCORRECTLY CALLS OUT THE ZONING FOR THE SITE
 AS SF14. THE PROPERTY IS ACTUALLY ZONED MF14.
  
 THE DEMOLITION PLAN INDICATES THAT THE NORTH, EAST AND
 WEST WALLS AND THE SLAB ON THE WEST SIDE OF THE
 BUILDING ARE BEING REMOVED, WHICH CONSTITUTES
 DESTRUCTION FOR ZONING PURPOSES. SINCE THE EXISTING
 BUILDING DOES NOT MEET THE FRONT (25 FEET) AND TOTAL
 SIDE (15 FEET) SETBACK REQUIREMENTS AND IS BEING
 DESTROYED, THE RECONSTRUCTED BUILDING SHALL MEET
 REQUIRED SETBACKS.
  
 IS THE ROOF OVER THE EXISTING BUILDING BEING REPLACED?
  
 PROVIDE THE ROOF OVERHANG DIMENSIONS ON THE ELEVATION
 PLANS.
  
 THE ROOF PLAN (SHEET A-3) SHOWS AN OVERHANG PROJECTION
 MEASURE OF 2 FEET 1 INCH WITH AN UNLABELED ADDITIONAL
 PROJECTION, WHILE THE ROOF FRAMING PLAN (SHEET S-1)
 SHOWS THE OVERHANG AS 2 FEET 1 INCH. THE SECTION
 DRAWING ON SHEET S-2 SHOWS THE OVERHANG MEASURE OF 24
 INCHES WITH ADDITIONAL OVERHANG (DOES NOT SCALE
 CORRECTLY). PLEASE SHOW CONSISTENT PLANS.
  
 THE PROPERTY IS ONLY ALLOWED TO HAVE ONE CURB CUT ONTO
 21ST STREET. AN APPROACH (RIGHT-OF-WAY) PERMIT IS
 REQUIRED FOR THE DRIVEWAY.
  
 PURSUANT TO SECTION 94-441(C)(2) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDR): IF THE VALUE OF THE
 PROPOSED WORK EXCEEDS 50% OF THE STRUCTURE'S VALUE
 (LISTED AS "IMPROVEMENT VALUE" WITH THE P.B.C. PROPERTY
 APPRAISER'S OFFICE), LANDSCAPING SHALL BE IN COMPLIANCE
 WITH ALL APPLICABLE REGULATIONS FOUND IN ARTICLE XIV OF
 THE ZLDR. THE PERMIT VALUE IS $55,000 AND THE STRUCTURE
 VALUE IS $810; THEREFORE, A LANDSCAPE PERMIT IS
 REQUIRED FOR THIS PROPERTY.
  
 THE OUTDOOR SHOWER IS LISTED AS OPTIONAL. THE PERMIT
 NEEDS TO CLARIFY IF IT EITHER IS OR IS NOT PART OF THE
 SCOPE OF WORK.
  
 PLEASE CLARIFY WHY THERE IS A 15 FOOT WIDE GARAGE DOOR
 BEING INSTALLED FOR A SINGLE CAR GARAGE.
  
 THE FENCES REQUIRE A SEPARATE PERMIT.
  
 THE IRRIGATION REQUIRES A SEPARATE PERMIT.
  
 PLEASE NOTE THAT THE 50 FOOT LOT WIDTH ONLY PERMITS A
 SINGLE FAMILY HOUSE ON THIS PROPERTY. A FUTURE STUDIO
 APARTMENT WOULD NOT BE ALLOWED.
  
 PLEASE NOTE THAT THE ALLEY TO THE REAR OF THE SITE IS
 UNPAVED. IN ORDER TO INSTALL THE FUTURE PARKING AND
 GARAGE, THE PROPERTY OWNER WILL BE RESPONSIBLE FOR
 IMPROVING THE ALLEY TO CITY STANDARDS.
