 REPAIR ESTIMATES SUBMITTED TO THE PLANNING DEPPARTMENT,
 THE PROPOSED SCOPE OF WORK SEEMS TO BE UNDER-VALUED.
 SINCE THE VALUE OF THE WORK EXCEEDS 50% OF THE PROPERTY
 VALUE, A LANDSCAPE PLAN WILL BE REQUIRED AND THE
 PROPERTY WILL HAVE TO BE BROUGHT INTO COMPLIANCE WITH
 THE LANDSCAPE CODE.
  
 ADDITIONAL COMMENT:
 THE FLOOR PLANS INDICATE THAT A ROOMING HOUSE IS BEING
 PLANNED FOR THE SECOND FLOOR OF THE STRUCTURE. PURSUANT
 TO SEC. 94-513(B)(2)B, THE ZONING CODE DOES NOT ALLOW
 NONCONFORMING USES WITH ADVERSE IMPACTS, SUCH AS A
 ROOMING HOUSE, TO BE RESTORED WITHOUT A CLASS B SPECIAL
 USE PERMIT IN THIS ZONING DISTRICT. THE PROPOERTY OWNER
 SHOULD EITHER APPLY FOR A CLASS B PERMIT OR CONVERT THE
 ROOMING HOUSE TO UP TO TWO (2) APARTMENTS.
  
 THE PROPERTY OWNER HAS BEEN INFORMED OF THIS FINDING.
