 GENERAL:
 G.1. IT IS UNKNOWN IF ALL COMMENTS FROM PPRC CASE
 #Z09060010 HAVE BEEN SATISFIED. THIS APPROVAL DOES NOT
 ALLOW YOU TO BYPASS THAT PROCESS. THESE PLANS WILL NEED
 TO MEET ALL ZONING COMMENTS. SECOND COMMENT.
 G.2. COMMENTS BY PALNNING AND ZONING AND REVIEWERS IN
 CONSTRUCTION SERVICES MUST BE MET PRIOR TO SUBMISSION
 TO ENGINEERING SERVICES.
 G.3. APPROVAL FROM PLANNING HAS TO BE GIVEN PRIOR TO
 FINAL APPROVAL FROM ENGINEERING SERVICES. PLANS WILL
 NEED TO BE REDRAWN AND THEN SUBMITTED TO ENGINEERING.
 STORM WATER CALCULATIONS, WITH PRE-VERSUS POST FLOWS
 ARE REQUIRED.
 G.4. WHEN PLAN IS APPROVED ADDITIONAL PERMITS WILL BE
 REQUIRED FOR WORK IN THE RIGHT-OF-WAY OF THE ALLEY AND
 S. ROSEMARY. PERMITS CAN BE SUBMITTED TO ENGINEERING
 SERVICES/TRAFFIC DIVISION.
 SITE:
 S.1. THIS IS THREE SEPARATE SITES, THE OTHER RELATED
 PERMIT NUMBERS ARE;
 09110057 (NORTH), 09110060 (CDD), 09110055 (SOUTH).
 SHEET LP-1. LANDSCAPING PLAN:
 LP.1. SWALES CAN NOT HAVE HEDGES AND MULCH IN THEM.
 RUN-OFF WILL TAKE THE MULCH AND FILL THE STORM WATER
 SYSTEM, HEDGES WILL SLOW THE FLOW OF WATER AND
 EVENTUALLY FILL THE SWALE. EITHER REMOVE ALL
 LANDSCAPING FROM THE SWALES, OR REROUTE THE STORM WATER
 FLOW. THE PAVED PARKING LOT MUST BE REDESIGNED TO SHOW
 THERE IS A ROUTE FOR THE WATER TO FLOW TO THE CATCH
 BASINS. SECOND COMMENT.
 2. SITE LINES ARE IN THE WRONG LOCATION AND THE HEDGES
 AND TREES ARE WITHIN THE AREA, THEY WILL NEED TO BE
 MOVED.
 SP-1.0 SITE PLAN:
 SP.1. THE SITE PLAN SHOWS THE SITE TRIANGLE AT THE
 PROPERTY LINE, NOT THE BACK OF SIDEWALK AS IT IS
 SUPPOSED TO BE. RELOCATE THE SITE TRIANGLE EAST TO THE
 BACK OF THE SIDEWALK (THIS AREA IS BEING GIVEN TO THE
 CITY AS A SIDEWALK EASEMENT), THEN, REDO THE LANDSCAPE
 PLAN.
 SHEET C-1 PAVING AND DRAINGE PLAN:
 C-1.1. THE SWALES CAN NOT BE USED TO DIRECT THE FLOW OF
 WATER, NOT WHEN THE SWALES ARE FULL OF HEDGES AND
 MULCH, REDESIGN. SECOND COMMENT.
 C-1.2. PER EMAIL FROM [email protected], DATED
 11-17-09, ADD SECOND STOP SIGN AND STOP BAR TO THE
 ALLEY WHERE THE PARKING LOT EMPTIES INTO ROSEMARY.
 C-1.3. THERE ARE NO DETAIL SHEETS FOR THE DRAINAGE
 SYSTEM. THE PLAN CAN NOT BE PERMITTED WITHOUT THEM.
