 CONVERSION TO MEDICAL OFFICE.
  
 REVIEW STATUS: FAILED
  
 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1) PURSUANT TO SECTION 94-207(E) OF THE CITY'S ZONING
 AND LAND DEVELOPMENT REGULATIONS (ZLDRS), A MINOR
 AMENDMENT TO THE HOME DEPOT COMMERCIAL PLANNED
 DEVELOPMENT (CPD) SHALL BE SUBMITTED TO, AND APPROVED
 BY, THE PLANNING & ZONING DEPARTMENT PRIOR TO ISSUANCE
 OF A BUILDING PERMIT. THE AMENDMENT IS REQUIRED AS
 ALTERATIONS ARE BEING MADE TO THE PREVIOUSLY-APPROVED
 ELEVATIONS AND ADDITIONAL SQUARE FOOTAGE IS BEING ADDED
 TO THE BUILDING.
  
 2) A SITE PLAN SHALL BE PROVIDED WITH A CURRENT AND
 ACCURATE DATA TABLE REFLECTING THE ADDITIONAL SQUARE
 FOOTAGE, IMPACT ON PARKING, ETC.
  
 3) THE SMALL SITE PLAN ON SHEET A-201 INDICATES
 LOCATION OF AN "EXISTING/NEW TRANSFORMER." PLEASE
 CLARIFY AS TO WHETHER OR NOT AN ADDITIONAL TRANSFORMER
 IS BEING PLACED HERE. IF NEW, HOW WILL THIS AFFECT
 EXISTING LANDSCAPING, ETC...AND THIS WOULD NEED TO BE
 INCLUDED IN THE MINOR AMENDMENT ALONG WITH ANY REVISED
 LANDSCAPE PLANS.
  
 4) STAFF HAS SIGNIFICANT CONCERNS REGARDING THE
 PROPOSED WINDOW INSTALLATION ON THE SOUTH SIDE OF THE
 BUILDING. WHAT IS BEING PROPOSED IS NOT COMPATIBLE WITH
 THE EXISTING ARCHITECTURE. THE NEW WINDOWS SHOULD
 CORRESPOND WITH THE SIZE AND LOCATION OF THE EXISTING
 FAUX-OPENINGS AND AWNINGS.
  
 5) PLEASE IDENTIFY THE IMPACT ON THE LANDSCAPING AS A
 RESULT OF THE PROPOSED DOORWAY AND SIDEWALK ON THE EAST
 SIDE OF THE BUILDING. THIS REVISION SHALL BE INCLUDED
 IN THE MINOR AMENDMENT.
  
 6) FYI...NEW SIGNAGE WILL BE REQUIRED TO COMPLY WITH
 THE CURRENT SIGN REGULATIONS FOR THE HOME DEPOT CPD.
 THE SIZE OF PREVIOUS SIGNAGE DOES NOT GUARANTEE
 COMPLIANCE WITH THESE REGULATIONS.
  
 7) WILL ANY GENERATORS BE ADDED TO THE BUILDING? IF SO,
 PLEASE BE SURE TO INDICATE THE LOCATION AS IT MAY
 AFFECT THE SITE/LANDSCAPE PLANS. BE SURE TO INCLUDE IN
 THE MINOR AMENDMENT. GENERATORS SHALL BE SCREENED IN
 COMPLIANCE WITH THE CITY'S ZLDRS.
