 1. PLEASE REVISE OCCUPANCY CLASSIFICATION. SHEET A1,
 BUSINESS OCCUPANCY CLASSIFICATION WAS DECLARED BY
 ARCHITECT. THE FLOOR PLAN SHOWS STORAGE, GALLERY AREA,
 SECOND FLOOR SHOWS AN OFFICE AND A GALLERY AREA. MY
 UNDERSTANDING IS THAT THE PROPOSED USE IS AN ART
 GALLERY. SEE FBC303, AN ART GALLERY IS A3 OCCUPANCY.
  
 2. AN OCCUPATIONAL LICENSE FOR THIS ADDRERSS (ADDRESS
 ON APPLICATION, 537 CLEMATIS) WAS ISSUED TO A REAL
 ESTATE COMPANY. IT APPEARS THAT THIS IS A CHANGE OF
 OCCUPANCY, FROM BUSINESS TO A3, SEE FBC EB CHAPTER 9.
 PLEASE INCLUDE THIS INFORMATION ON THE PLAN.
  
 3. SEE FBC EB 901, COMPLIANCE WITH FBC EB WILL BE
 DEMONSTRATED ON THE PLAN FOR A CHANGE OF OCCUPANCY.
 PLEASE REVIEW ALL REQUIREMENTS, ALL SECTIONS, AND SHOW
 COMPLIANCE WITH THOSE WHICH APPLY TO THIS JOB. PLEASE
 INCLUDE INFORMATION REQUIRED FOR OTHER TRADES.
  
 4. SEE FBC1603.3, FBC TABLE 1607.1. IT APPEARS THAT
 FLOOR LOAD REQUIREMENTS MAY BE INCREASED IN SOME AREAS.

 6. PLANS HAVE AN ADDRESS 531 CLEMATIS ST, FIRST FLOOR.
 THE RENOVATION INCLUDES TWO FLOORS; A1 STATES THIS IS
 AN EXISTING TWO STORY SINGLE TENANT BUILDING. PLEASE
 CONFIRM; ARE THERE OTHER FLOORS OR AN ELEVATOR IN THIS
 BUILDING? THE APPLICATION IS FOR 537 CLEMATIS, AND
 INTERNET SEARCH SHOWS O'SHEAS AT 531 CLEMATIS. PLEASE
 CONFIRM JOB LOCATION AND REVISE PLAN OR APPLICATION AS
 NECESSARY.
  
 7. PLEASE SEE FBC 11-4.1.6(2), DISPROPORTIONATE COSTS.
 PLEASE PROVIDE COST BREAKDOWN, COPY OF THE CONTRACT FOR
 THIS JOB, AND PROPOSED COMPLIANCE WITH THIS SECTION.
  
 8. IT APPEARS THAT A NEW ROOM IS TO BE CREATED BY
 CONSTRUCTION OF THE NEW WALL, FIRST FLOOR. PROVIDE A
 ROOM DESIGNATION FOR THIS AREA. IT APPEARS THAT ONE
 SIDE IS OPEN (BY THE COLUMN ADJACENT TO THE DOOR), IS
 THIS CORRECT? SEE FBC11-4.33 AND FBC FIGURE 11-7,
 PROVIDE DIMENSIONS. THE WIDTH OF THE SPACE BETWEEN THE
 PROPOSED NEW WALL AND THE WALL SECTION WITH THE
 ELECTRIC PANEL APPEARS TO BE LESS THAN 36".
  
 9. UNTIL EXISTING OCCUPANCY AND PROPOSED OCCUPANCY
 CLASSIFICATIONS ARE DETERMINED, A COMPLETE PLAN REVIEW
 CANNOT BE PERFORMED. PLEASE CONTACT ME IF YOU WISH TO
 DISCUSS. OTHER COMMENTS BY OTHER TRADES MAY OCCUR ON
 SECOND REVIEW IF THIS IS A CHANGE OF OCCUPANCY, BUT
 THOSE REQUIREMENTS CANNOT BE DETERMINED UNTIL IT IS
 CONFIRMED THAT THE PLANS SHOW CORRECT INFORMATION OR
 UNTIL PLANS ARE REVISED TO CORRECTLY REFLECT SCOPE OF
 WORK.
