 PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN WRITTEN
 FORMAT.
  
 1. PURSUANT TO SECTION 94-443 (C)(2), VEHICULAR USE
 AREAS SHALL BE SCREENED FROM THOROUGHFARES AND
 RESIDENTIAL USES AND DISTRICT BY A LANDSCAPE BUFFER AT
 LEAST FIVE FEET IN WIDTH. TREES SHALL BE PLANTED AT
 30-FOOT INTERVALS AND HEDGES SHALL BE PLANTED AT
 TWO-FOOT INTERVALS FOR EACH REQUIRED LANDSCAPE BUFFER.
 THE WIDTH OF THE BUFFER ALONG THE EAST AND NORTH SIDES
 OF THE SITE DO NOT MEET THIS REQUIREMENT. THE PARKING
 STALL ON THE NORTH SIDE OF THE BUILDING COULD BE
 LIMITED TO 18 FEET IN LENGTH WITH THE BALANCE OF THE
 PAVEMENT BEING REMOVED AND THE AREA CONVERTED INTO
 GREEN SPACE. THIS WILL REDUCE THE NONCONFORMITY.
  
 2. PURSUANT TO SECTION 94-443 (C)(3), OFF-STREET
 PARKING LOTS CONTAINING AT LEAST 12 INTERIOR PARKING
 SPACES SHALL CONTAIN LANDSCAPE AREAS. THE TOTAL SIZE OF
 SUCH LANDCAPED AREAS SHALL BE EQUAL TO TEN SQUARE FEET
 FOR EACH PARKING SPACE AND SHALL BE PROVIDED WITHIN THE
 INTERIOR OF AN OFF-STREET PAKRING AREA. LANDSCAPE AREAS
 SHALL CONTAIN AT LEAST ONE SHADE OR FLOWERING TREE FOR
 EACH 100 SQUARE FEET OF REQUIRED LANDSCAPED AREA.
  
 3. A 5 X 24 FOOT TURNAROUND SHALL BE PROVIDED FOR
 DEAD-END PARKING LOTS. THE WIDTH OF THE PARKING STALLS
 COULD BE REDUCED TO 81/2 FEET IN WIDTH FROM 9 FEET TO
 PICK UP SOME ADDITIONAL AREA. THE NEW PLANTER ON THE
 NORTH END OF THE EAST PARKING ROW COULD BE REDUCED IN
 WIDTH TO FIVE FEET. IF THE PARKING STALLS WERE REDUCED
 IN WIDTH AS WELL AS THE LANDSCAPE ISLAND, AN ADDITIOANL
 PARKING STALL COULD BE ADDED AND THERE WOULD BE ENOUGH
 SPACE FOR THE TURN-AROUND.
  
 4. A TYPICAL HANDICAP SPACE IS 12 FEET X 18 FEET WITH A
 5 FOOT X 18 FOOT MANEUVERING AREA. NO MANEURVEING AREA
 HAS BEEN PROVIDED FOR THE HANDICAP SPACE. IF AN
 ADDITIONAL SPACE IS ADDED TO THE EAST PARKING ROW, THEN
 ONE SPACE COULD BE LOST ON THE WEST PARKING ROW TO
 ALLOW FOR THE MANEUVERING ARE AND ADDTIONAL
 LANDSCAPING.
  
 5. THE NEW RAMP AND APRON ON THE EAST SIDE OF THE
 BUILDING LIMITS THE REQUIRED 24 FOOT BACK-UP AREA TO 22
 FEET. THE 24 FEET MUST BE MAINTAINED.
  
 6. THE DUMPSTER IS UNDERSIZED. BECAUSE IT MUST BE
 REBUILT, IT SHOULD BE REBUILT TO CITY STANDARDS. ALSO,
 THERE IS A GATE THAT CLOSES OFF THE PARKING LOT. HOW IS
 THE DUMPSTER GOING TO BE ACCESSED IF THE GATE ON THE
 PARKING LOT IS CLOSED?
  
 7. THERE IS A UTILITY EASEMENT ALONG THE EAST AND SOUTH
 SIDES OF THE PROPERTY. THE APPLICANT SHALL OBTAIN
 WRITTEN AUTHORZATION FROM THE EASEMENT HOLDER TO PLANT
 WITHIN THOSE EASEMENTS.
  
 8. ALL PROHIBITED PLANT SPECIES SHALL BE REMOVED FROM
 THE SITE, INCLUDING THE RIGHT-OF-WAY AND THE CANAL
 EMBANKMENT. THE CANAL BANK SHALL BE STRIPPED OF TREES
 AND SHRUBS WITH SOD AND IRRIGATION INSTALLED.
  
 9. PLEASE PROVIDE A CROSS-SECTION OF THE SLOPE WITH
 LANDSCAPING AND IMPROVEMENTS SHOWN FROM THE PARKING LOT
 TO THE WATER'S EDGE OF THE CANAL.
  
 10. PURSUANT TO SECTION 94-443 (C)(5)(A), LANDSCAPE
 AREAS SHALL BE SEPARATED FROM VEHICULAR USE AREAS BY
 NONMOUNTABLE, CONCRETE CURBING OF THE TYPE
 CHARACTERIZED AS "TYPE D".
