 1. THE PROPOSED AMENDMENTS ARE CURRENTLY BEING REVIEWED
 FOR A MINOR PD AMENDMENT WITHIN THE IBIS RPD WITH THE
 PLANNING AND ZONING DEPARTMENT. THEREFORE, THIS PERMIT
 CANNOT BE APPROVED UNTIL FINAL APPROVAL OF THE MINOR
 AMENDMENT HAS BEEN MADE BY THE PLANNING AND ZONING
 DEPARTMENT DUE TO PERTINENT CHANGES/REVISIONS THAT MAY
 BE REQUIRED, THAT WILL NEED TO BE REFLECTED ON THIS
 PERMIT.
  
 ANY WORK PERFORMED WITHOUT FIRST OBTAINING THE MINOR
 AMENDMENT AND BUILDING PERMIT APPROVAL SHALL BE THE
 FULL RESPONSIBILITY OF THE OWNER TO RECTIFY AND CORRECT
 SHOULD IT BE REQUIRED THROUGH OUR REVIEW PROCESS.
  
 2. RESPOND TO COMMENTS IN WRITING. RESPONSE TO
 RE-SUBMITTAL, LANDSCAPING REQUIREMENTS WERE NOT WAIVED.
 CONTACT ME TO DISCUSS COORDINATION OF PLANS FOR BOTH
 THIS GENERATOR PERMIT AND THE MAIN GENERATOR PERMIT
 (08060582) WITH FENCE PERMIT (09080160). ALL
 IMPROVEMENTS ARE REQUIRED TO BE SHOWN IN MINOR
 AMENDMENT PLANS. SEE COMMENT #2.
  
 3. THIS PROPERTY IS PART OF THE IBIS RESIDENTIAL
 PLANNED DEVELOPMENT (" IBIS RPD"), AN APPLICATION FOR A
 MINOR AMENDMENT TO THE RPD SHOWING THE PROPOSED NEW
 LIFE-SAFETY GENERATOR AND NEW GAS TANK (LOCATED JUST
 WEST OF THE ENCLOSURE THAT HOUSES THE EXISTING APS AND
 TRANSFORMER) WILL BE REQUIRED TO BE FILED TO THE
 PLANNING AND ZONING DEPARTMENT AND APPROVED PRIOR TO
 THE BUILDING PERMIT BEING APPROVED. SEE

 DEVELOPMENT APPLICATION FOR REQUIREMENTS OF A MINOR PD
 AMENDMENT.
  
 THE COMMENTS BELOW REFLECT THE INFORMATION NEEDED ON
 SITE PLAN, PRIOR TO SUBMITTAL OF THE MINOR AMENDMENT TO
 THE IBIS RPD.
  
 4. THE SITE PLAN SHALL INCLUDE THE FOLLOWING:
  
 A. PROVIDE ELEVATIONS WITH DIMENSIONS INCLUDING TOTAL
 HEIGHT OF GENERATOR AND TANK TO INCLUDE SLAB. PROVIDE A
 FLOOR PLAN OF SCREENING AND LANDSCAPING DETAIL. INCLUDE
 WALL/FENCE HEIGHT, ETC.,
 B. PROVIDE SETBACK DISTANCE FROM PROPERTY LINE.
  
 NOTE: ADDITIONAL CURBING MAY BE REQUIRED TO CONTINUE
 WITH THE NEW CURBING THAT WAS ADDED FOR THE EXISTING
 TRANSFORMERS AND NEW 500KW GENERATOR. PROVIDE DETAIL OF
 ALL ENCLOSURES WITH LANDSCAPING ON THE SITE PLAN/FLOOR
 PLANS.
  
 5. PURSUANT TO SECTION 94-444(B) OPEN SPACE
 STANDARDS:
  
 (B) FUEL OR OIL OR PROPANE TANKS, GENERATORS SHALL NOT
 BE PERMITTED UNLESS APPROPRIATE SCREENING IS PROVIDED.
 SCREENING SHALL BE CONSTRUCTED OF BRICK, DECORATIVE
 CONCRETE, OTHER
 DECORATIVE MASONRY, OR COMPARABLY, DURABLE WOOD AND
 STEEL.
  
 WALLS SHALL BE LANDSCAPED WITH SHRUBS AND HEDGES
 PLANTED AT TWO-FOOT INTERVALS. PROVIDE TYPE OF
 LANDSCAPING TO BE INSTALLED. A FOUR-SIDED ENCLOSURE
 WITH MASONRY, OR COMPARABLY DURABLE WOOD AND STEEL, AN
 OBSCURING GATE IS REQUIRED AS A CONDITION FOR SITE PLAN
 APPROVAL.
  
 THE SCREENING SHALL ENCLOSE BOTH LIFE-SAFETY GENERATOR
 AND GAS TANK INCLUDING ROOFTOP EXHAUST.
  
 6. PURSUANT TO SECTION 94-305(B)(4) SETBACKS (B)(4)
 SETBACK ENCROACHMENT:
 MECHANICAL EQUIPMENT SHALL NOT PROJECT MORE THAN 4 FEET
 INTO A SETBACK.
