2009-05-12 13:24:29RESIDENTIAL (R3) ADDITION, BUILDING REVIEW CHECKLIST.
 REVIEW UNDER 2007 FLORIDA RESIDENTIAL CODE WITH 2009
 REVISIONS.
  
 1- PERMIT FEES NEED TO BE PAID AT TIME OF PERMIT
 APPLICATION. FEES WERE NOT PAID. IN ADDITION VALUATION
 DECLARED IN THE PERMIT APPLICATION IS TOO LOW.
 VALUATION WAS UPDATED AS REQUIRED BY SEC. 108.3 CITY
 AMENDMENTS TO FBC. OWES $4,456.66. THIS INCLUDES
 UPDATED PERMIT VALUATION, RADON FEES AND THE FEES THAT
 WERE NOT PAID AT TIME OF PERMIT APPLICATION.
  
 2- AFTER PLANS ARE REVISED BY THE ENGINEER, BRING THEM
 TO PALM BEACH COUNTY (2300 N. JOG RD (561)233-5120) TO
 CHECK IF IMPACT FEES ARE DUE. BRING BACK STAMPED PLANS
 AND COPY OF PAID RECEIPT IF FEES ARE DUE.
  
 3- PROVIDE SOIL TEST REPORT AS REQUIRED BY SEC. R401.4
 OF 2007 FLORIDA RESIDENTIAL CODE.
  
 4- PROVIDE ENERGY CALCULATIONS AS REQUIRED BY SEC.
 13-600 FBC 2007. NOTE: MAKE SURE ALL INFORMATION IS
 PROVIDED AND OWNER/AGENT SIGNS AND DATES BOTTOM OF
 FORM.
  
 5- SPECIFY ATTIC SIZE AND LOCATION. SEC. R807 OF 2007
 FLORIDA RESIDENTIAL CODE.
  
 6- PROVIDE 2 COPIES OF PRODUCT APPROVALS AS REQUIRED BY
 DCA RULE 9B-72 FOR:
 A) WINDOW MULLIONS AS SHOWN ON PLANS. AND, CLEARLY
 IDENTIFY ON PRODUCT APPROVAL SPECIFIC MULLION SIZE AND
 ANCHORS TO VERIFY COMPLIANCE WITH THE CALCULATED DESIGN
 PRESSURES OF SEC. R301 OF 2007 FLORIDA RESIDENTIAL
 CODE.
  
 B) EXTERIOR SWING DOORS AS SHOWN ON PLANS. INFORMATION
 SUBMITTED IS NOT AN APPROVED PRODUCT APPROVAL REPORT.
  
 C) ROOF SHINGLES. NONE SUBMITTED.
  
 D) ALL SIMPSON STRUCTURAL CONNECTORS SPECIFIED ON PLANS
 AND DETAILS. PROVIDE ONLY THE FLORIDA PRODUCT APPROVAL
 COVER PAGE AND PAGE SHOWING THE CONNECTOR. NO NEED TO
 SUBMIT COMPLETE REPORT. NOTE: THIS APPLIES ONLY FOR
 STRUCTURAL CONNECTORS. OTHER PRODUCT APPROVALS REQUIRE
 COMPLETE REPORT.
  
 7- ENGINEER OF RECORD TO REVIEW AND APPROVE IN WRITING
 ( NOT SIGNING AND SEALING) ALL PRODUCT APPROVALS AS
 REQUIRED BY SEC. 106.3.3 CITY AMENDMENTS TO FBC 2004.
  
 8- WINDOWS SHOWN ON EXTERIOR ELEVATIONS AND WINDOW
 SCHEDULE ARE FIXED WINDOWS, WHILE PRODUCT APPROVAL
 SUBMITTED IS FOR SINGLE HUNG WINDOWS. REVISE AS REQUIRE
 INFORMATION ON EXTERIOR ELEVATIONS AND WINDOW SCHEDULE
 TO MATCH PRODUCT APPROVAL SUBMITTED.
  
 9- PROVIDE DETAILS AND SPECIFICATION FOR BALCONY
 GUARDRAIL CONSTRUCTION TO SHOW COMPLIANCE WITH TABLE
 R301.5 AND SEC. R312 OF 2007 FLORIDA RESIDENTIAL CODE.
  
 10- SHEET A2:
 A) REVISE ALL NOTES SHOWN ON EMERGENCY EGRESS WINDOWS.
 SEE 2007 FLORIDA RESIDENTIAL CODE AND REVISE
 CORRESPONDING CODE SECTIONS ACCORDINGLY. ALSO, CLARIFY
 WHAT'S NET CLEAR OPENING OF 20" FOR?. SEE COMMENTS ON
 PLANS AND REVISE AS REQUIRED.
  
 B) SPECIFY SIZE OF EGRESS WINDOW FOR BEDROOM #2 TO
 VERIFY COMPLIANCE WITH EGRESS REQUIREMENTS OF SEC. R310
 OF 2007 FLORIDA RESIDENTIAL CODE. SPECIFY SIZE OF
 INDIVIDUAL WINDOW.
  
 C) SPECIFY EGRESS REQUIREMENTS FOR BEDROOM ADJACENT TO
 BEDROOM #2. NOTE STATING THAT "CONTRACTOR TO VERIFY
 BEDROOM TO HAVE EGRESS WINDOW" IS NOT ACCEPTABLE.
 COMPLIANCE SHALL BE SHOWN ON THESE DRAWINGS.
  
 D) UPDATE DESIGN INFORMATION SHOWN ON UPPER RIGHT
 CORNER. REVISE BUILDING EXPOSURE AND CORRESPONDING
 DESIGN PRESSURES. SEE REVISED AND NEW SECTIONS ON 2009
 REVISIONS TO THE 2007 FLORIDA RESIDENTIAL CODE. SEE
 SECTIONS R301.2.1.4 THRU R301.2.1.4.3 AND REVISE AS
 REQUIRED.
  
 E) REVISE INFORMATION REGARDING ALTERATION LEVEL TYPE
 AND SPECIFIC SECTIONS REFERENCED. SEE SEC. 403 OF 2007
 EXISTING FLORIDA BUILDING CODE TO DEFINE ALTERATION
 LEVEL. THIS IS NOT ALTERATION LEVEL 1. ALSO, TAKE INTO
 CONSIDERATION THAT THIS IS AN ADDITION. SEE CHAPTER 10
 OF 2007 EXISTING FLORIDA BUILDING CODE.
  
 F) AREA TABULATION DOESN'T ADD UP CORRECTLY. 971SF AND
 860SF IS NOT EQUAL TO 1830SF. REVISE AS REQUIRED.
  
 11- SHEET A3:
 A) TYPICAL STAIR DETAIL. * SPECIFY FIREBLOCKING
 MATERIAL AND LOCATION AS REQUIRED BY SEC. R602.1.2 OF
 2007 FLORIDA RESIDENTIAL CODE. MISSING FIREBLOCKING AT
 TOP AND MIDDLE OF STAIRS. ** CLARIFY HOW IS THE 2 1/2"
 NOSING BUILT. THIS CAN'T BE ACCOMPLISHED WITH THE STAIR
 RISE AND TREAD SPECIFIED.
  
 B) REVISE CODE SECTIONS REFERENCED ON INTERIOR STAIR
 RAILING DETAIL. SEE 2007 FLORIDA RESIDENTIAL CODE FOR
 PROPER CODE SECTIONS TO BE REFERENCED.
  
 C) FOOTING DIMENSIONS SHOWN ON TYP. WALL SECTION ARE
 TOO SMALL AND THEY CAN'T BE READ. REVISE AS REQUIRED.
  
 12- SHEET S2: SPECIFY HOW LONG ARE THE 3/4" SLEEVE
 ANCHORS SPECIFIED TO SUPPORT THE (2)2X8 WOOD LEDGER
 THAT SUPPORTS THE FLOOR TRUSSES TO VERIFY COMPLIANCE
 WITH THE CALCULATED LOADS OF SEC. R301 OF 2007 FLORIDA
 RESIDENTIAL CODE.
  
 13- SHEET S3:
 A) REVISE THE DESIGN SPECIFICATIONS SHOWN ON THE
 STRUCTURAL NOTES. COORDINATE WITH ITEM 10D ABOVE.
 REVISE COMPONENTS AND CLADDING DESIGN PRESSURES
 ACCORDINGLY.
  
 B) WHERE IS THE TRUSS ANCHOR SCHEDULE?.
  
 C) REVISE MASONRY NOTE. MIN. COMPRESSIVE STRENGTH OF
 MASONRY UNIT IS 1900PSI, NOT 1500PSI. SEE SEC. R606.4
 OF 2007 FLORIDA RESIDENTIAL CODE.
  
 14- SHEET S4:
 A) GENERAL LOADING TO INCLUDE THE ATTIC LIVE LOAD AS
 REQUIRED BY TABLE R301.5 OF 2007 FLORIDA RESIDENTIAL
 CODE.
  
 B) REVISE DOORS AND WINDOWS BUCK DETAILS. NEED TO
 PROVIDE BUCKS THAT PROVIDE FULL SUPPORT TO THE DOOR AND
 WINDOW FRAME AS REQUIRED BY SEC. R613.6 OF 2007 FLORIDA
 RESIDENTIAL CODE. SEE COMMENTS ON PLANS.
