 2. THE PROPOSED DRIVEWAY EXCEEDS THE MAXIMUM SQUARE
 FOOTAGE ALLOWABLE.
  
 PURSUANT TO THE CITY OF WEST PALM BEACH ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDR), SECTION 94-482:
 REQUIRED OFF-STREET PARKING SPACES FOR LESS THAN FOUR
 RESIDENTIAL DWELLING UNITS SHALL BE LOCATED ON THE
 PROPERTY ON WHICH THE UNITS ARE CONSTRUCTED. REQUIRED
 PARKING MAY BE LOCATED IN A FRONT YARD; HOWEVER, THE
 LESSER OF 1,000 SQUARE FEET OR 75 PERCENT OF THE FRONT
 YARD AREA MUST BE LANDSCAPED. IT SHALL BE A VIOLATION
 OF THIS CHAPTER TO PARK ON ANY UNPAVED AREAS AS
 DESCRIBED IN THIS ARTICLE.
  
 BASED ON THE SURVEY SUBMITTED, THE TOTAL FRONT YARD
 AREA FOR THIS PROPERTY IS 1,638 SF. THE CODE REQUIRES A
 MINIMUM OF 75% OR 1,000 SF (WHICHEVER IS LESS) OF
 LANDSCAPING IN THE FRONT YARD AS STATED ABOVE.
 THEREFORE, THE MAXIMUM SQUARE FOTTAGE ALLOWED FOR THIS
 PROPERTY IS 638 SF.
