 1. PROVIDE RESPONSE TO REVIEW COMMENTS IN WRITTEN
 FORMAT. PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT
 TO ADDITIONAL COMMENTS.
  
 2. PROVIDE 2 COPIES OF A SIGNED AND SEALED SURVEY
 SHOWING ALL EXISTING SETBACK DIMENSIONS AND THE LEGAL
 DESCRIPTION OF THE PROPERTY. SURVEY SHALL BE LESS THAN
 A YEAR OLD.
  
 3. THE PROPOSED SECOND FLOOR PLAN SHOWS "PROPOSED
 COVERED BALCONY" THAT WILL REPLACE THE EXISTING ROOF
 DECK. THIS IS NOT INCLUDED AS PART OF THE SCOPE OF WORK
 FOR THE BUILDING PERMIT. THE DESCRIPTION OF THE PROJECT
 SHALL BE REVISED TO INCLUDE THE PROPOSED SECOND STORY
 COVERED BALCONY.
  
 4. PURSUANT TO SECTION 94-77(A)(2)(D) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS), THE REQUIRED SIDE
 SETBACKS IN THE MULTIFAMILY HIGH DENSITY (MF32)
 RESIDENTIAL ZONING DISTRICT IS 15 FEET. THE PROPOSED
 COVERED DECK SHALL BE SETBACK A MINIMUM OF 15 FEET FROM
 THE EAST PROPERTY LINE.
  
 5. THE HEIGHT ELEVATIONS PROVIDED ARE MEASURED FROM THE
 FINISHED FLOOR ELEVATION. PROVIDE OVERALL BUILDING
 HEIGHT DIMENSIONS FROM GRADE ON ALL ELEVATIONS. IN
 ADDITION, PLEASE NOTE THAT PER SECTION 94-611 OF THE
 ZLDRS, BUILDING HEIGHT MEANS THE VERTICAL DISTANCE FROM
 THE MEAN GRADE OF A LOT AT THE FRONTAGE OF THE BUILDING
 TO THE HIGHEST POINT OF THE TOP OF THE STRUCTURE OF A
 FLAT ROOF, OR TO THE DECK LINE OF A MANSARD ROOF, OR TO
 THE MID-HEIGHT LEVEL BETWEEN EAVES AND RIDGE FOR GABLE,
 HIP, AND GAMBREL ROOFS.
  
 6. PROVIDE ROOF OVERHANG PROJECTIONS. PLEASE NOTE THAT
 PER SECTION 94-305(B)(2) OF THE ZLDRS, STRUCTURAL
 OVERHANGS, INCLUDING ROOF OVERHANG PROJECTIONS SHALL
 NOT EXTEND FARTHER THAN THREE FEET INTO ANY SETBACK.
  
 7. THERE APPEARS TO BE A DISCREPANCY BETWEEN THE
 EXISTING SITE PLAN AND THE EXISTING FLOOR PLANS. THE
 EXISTING SITE PLAN ONLY SHOWS THE KITCHEN EXTENSION OF
 THE HOUSE; HOWEVER, THE FLOOR PLANS SHOW A COVERED DECK
 WITH COLUMNS, AND A SECOND STORY ROOF DECK, ON THE EAST
 SIDE OF THE KITCHEN. IF THIS IS THE CASE, THE EXISTING
 DECK SHALL ALSO BE SHOWN ON THE EXISTING SITE PLAN WITH
 ALL SETBACK DIMENSIONS.
  
 8. THE "EXISTING ROOF BELOW" SHOWN ON THE PROPOSED ROOF
 FRAMING PLAN AND ON THE PROPOSED SECOND FLOOR PLAN, DO
 NOT MATCH THE EXISTING ROOF SHOWN ON THE EXISTING
 SECOND FLOOR PLAN. IN ADDITION, THE PROPOSED SITE PLAN
 DOES NOT SHOW THE ROOF PROJECTIONS OF THE KITCHEN, AND
 THE PROPOSED SOUTH ELEVATION STATES "NEW ASPHALT
 SHINGLE ROOF TO MATCH EXISTING." PLEASE REVISE.
  
 9. PLEASE NOTE THAT PER SECTION 94-441(C)(2) OF THE
 ZLDRS, WORK VALUE EXCEEDING 50 PERCENT OF THE VALUE OF
 THE STRUCTURE SHALL REQUIRE PROPERTIES TO BE BROUGHT
 INTO COMPLIANCE WITH ARTICLE XIV, LANDSCAPING, LAND
 CLEAR AND TREE PROTECTION, OF THE ZLDRS. IF THE WORK
 VALUE EVER EXCEEDS 50 PERCENT OF THE VALUE OF THE
 STRUCTURE (EXCEEDS $72,964.5), A LANDSCAPE PLAN OF THE
 SUBJECT PROPERTY SHOWING COMPLIANCE WITH THIS ARTICLE
 SHALL BE PROVIDED.
