 PLAN REVIEW UNDER THE 2004 FLORIDA BUILDING CODES WITH
 2007 REVISIONS, CITY OF WEST PALM BEACH AMENDMENTS TO
 CHAPTER 1 (W.P.B.), FLORIDA ADMINISTRATIVE CODE
 (F.A.C.), AND FLORIDA STATUTES (F.S.).
  
 THE FOLLOWING CORRECTIONS/INFORMATION ARE REQUIRED FOR
 PLUMBING PLAN REVIEW TO MEET CODE COMPLIANCE.
  
 1. PLEASE KNOW THAT THE PROPOSED FLAT LINE REPLACEMENT
 SANITARY PLUMBING ON THE FLOOR PLAN IS NOT REQUIRED NOR
 IS IT CODE COMPLIANT PER THE FOLLOWING FBC-2004
 PLUMBING CODE SECTIONS. ALSO PLEASE KNOW THAT A
 SANITARY ISOMETRIC RISER DIAGRAM IS REQUIRED PER
 FBC-2004 CHAPTER 1, SECTION 106.3.5.4 RESIDENTIAL (ONE
 AND TWO-FAMILY) (9) PLUMBING, PLEASE SUBMIT A PLUMBING
 SANITARY ISOMETRIC RISER DIAGRAM INDICATING ALL WASTE,
 VENTS, TRAPS AND SIZES WITH CLEANOUT LOCATIONS OF THE
 PROPOSED SANITARY REPLACEMENT. PLEASE REFERENCE THE
 EXAMPLE SANITARY ISOMETRIC ATTACHED TO THESE COMMENTS
 TO HELP IN THE RESUBMITTAL.
  
 (A) SECTION 406.3 WASTE CONNECTIONS.THE TRAP AND
 FIXTURE DRAIN FOR AN AUTOMATIC CLOTHES
 WASHER SHALL BE A MINIMUM OF 2 INCHES
 (51MM) IN DIAMETER. THE AUTOMATIC
 CLOTHES WASHER FIXTURE DRAIN SHALL
 CONNECT TO A BRANCH DRAIN OR DRAINAGE
 STACK A MINIMUM OF 3 INCHES (76MM) IN
 DIAMETER.
  
 (B) SECTION 802.4 STANDPIPES.STANDPIPES SHALL BE
 INDIVIDUALLY TRAPPED. STANDPIPES SHALL
 EXTEND A MINIMUM OF 18 INCHES (457MM)
 AND A MAXIMUM OF 42 INCHES (1066MM)
 ABOVE THE TRAP WEIR. ACCESS SHALL BE
 PROVIDED TO ALL STANDPIPES AND DRAINS
 FOR RODDING
  
 (C) 708.3.5 BUILDING DRAIN AND BUILDING
 SEWER JUNCTION. THERE SHALL BE A TWO-WAY
 CLEANOUT NEAR THE JUNCTION OF THE
 BUILDING DRAIN AND THE BUILDING SEWER.
  
 (D) SECTION 708.7 MINIMUM SIZE. CLEANOUTS SHALL
 BE THE SAME NOMINAL SIZE AS THE PIPE
 THEY SERVE UP TO 4 INCHES (102MM)
 *NOTE: CLEANOUT FOR THE WASHING MACHINE SHALL BE 3".
  
 (E) SECTION 708.9 ACCESS. ACCESS SHALL BE
 PROVIDED TO ALL CLEANOUTS.
 *NOTE: CLEANOUT FOR THE WASHING MACHINE SHALL BE
 LOCATED AT FOUR FEET ABOVE FINNISH FLOOR (4' A.F.F.)
  
 2. PLEASE PROVIDE A EXISTING FLOOR PLAN LAYOUT OF
 RESIDENCE AND CLEARLY INDICATE ON THE FLOOR PLAN THE
 LOCATION OF THE FIXTURES THAT REQUIRE THE SANITARY
 REPLACEMENT.
  
 3. NOTE: ALL PLANS, SPECIFICATIONS, AND ACCOMPANYING
 DATA BEING FILED FOR PUBLIC RECORD SHALL CONTAIN THE
 PRINTED NAME OF THE RESPONSIBLE PERSON WITH THE
 ORIGINAL SIGNATURE AND DATE ON SUCH INFORMATION. PER
 FBC-2004 CHAPTER 1, (W.P.B. AS AMENDED SECTION *106.1.3
 QUALITY OF BUILDING PLANS. THE BUILDING OFFICIAL MAY
 ESTABLISH THROUGH DEPARTMENTAL POLICY, STANDARDS FOR
 PLANS AND SPECIFICATIONS, IN ORDER TO PROVIDE
 CONFORMITY TO ITS RECORD RETENTION PROGRAM. THIS POLICY
 MAY INCLUDE SUCH THINGS AS MINIMUM SIZE, SHAPE,
 CONTRAST, CLARITY, OR OTHER ITEMS RELATED TO RECORDS
 MANAGEMENT.
  
 ********IMPORTANT INFORMATION********
 WHEN RESUBMITTING PLANS, PLEASE PROVIDE A COPY OF THE
 OLD PLANS, CLEARLY INDICATE THE REVISION ON THE NEW
 PLANS, REMOVE AND REPLACE ANY PAGES AS NECESSARY. A
 TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW COMMENT
 NUMBER, WITH A DESCRIPTION OF THE REVISION MADE,
 IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE
 CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR PERMIT.
