 REVIEW CHECKLIST.
 REVIEW UNDER 2004 FLORIDA RESIDENTIAL CODE WITH 2007
 REVISIONS.
  
 1- DRAWINGS NEED TO HAVE THE STRUCTURAL REVIEW OF AN
 ARCHITECT OR ENGINEER AS REQUIRED BY SEC. 101.2.2 OF
 THE IBHS (GUIDELINES FOR HURRICANE RESISTANT
 RESIDENTIAL CONSTRUCTION) CITED ON TITLE SHEET OF
 DRAWINGS SUBMITTED. DRAWINGS INCLUDE EXISTING
 CONSTRUCTION AND NEW ADDITION. EXISTING AND PROPOSED
 STRUCTURES DON'T COMPLY WITH THE PRESCRIPTIVE METHOD OF
 THE IBHS GUIDELINES. ARCHITECT OR ENGINEER TO CERTIFY
 EXISTING AND PROPOSED NEW STRUCTURE IS STRUCTURALLY
 SOUND IN ITS ENTIRETY. SEC. 106.1 OF CITY AMENDMENTS TO
 FBC 2004. EXISTING WALLS TO REMAIN DON'T COMPLY WITH
 THE IBHS PRESCRIPTIVE REQUIREMENTS. NEED TO SHOW ALL
 REINFORCING, SHEARWALLS, DESIGN COMPLIANCE WITH SEC.
 105 FOR NONRECTANGULAR PLAN SHAPES AND PROPER
 REINFORCING AT THE END OF EACH OPENINGS.
  
 2- NEED RECORDED NOTICE OF COMMENCEMENT AS REQUIRED BY
 SEC. 713.13 FLORIDA STATUTE.
 ***NOTE: THIS MAY BE SUBMITTED LATER AT TIME OF PERMIT
 PICK UP.
  
 3- AFTER PLANS ARE REVISED BRING THEM TO PALM BEACH
 COUNTY (2300 N. JOG RD (561)233-5120) TO VERIFY IF
 IMPACT FEES ARE DUE. BRING BACK STAMPED PLANS AND COPY
 OF PAID RECEIPT IF FEES ARE DUE.
  
 4- PROVIDE COMPLETE DEMOLITION PLANS AND SHOW SHORING
 FOR STRUCTURES TO REMAIN. SEC. 101.6 OF 2004 FLORIDA
 EXISTING BUILDING CODE. CLEARLY IDENTIFY WHAT'S GOING
 TO BE REMOVED AND WHAT'S STAYING.
  
 5- UPDATE DESIGN CRITERIA. CURRENT CODE IS THE 2004 FBC
 WITH 2007 REVISIONS.
  
 6- FLOOR PLANS AND EXTERIOR ELEVATIONS DON'T MATCH
 FLOOR PLANS. REVISE TYPE AND SIZE OF WINDOWS TO MATCH
 FLOOR PLANS. ALSO, MISSING A WINDOW ON EAST ELEVATION.
  
 7- MISSING THE WEST ELEVATION. NEED TO PROVIDE THIS
 DRAWING. SEC. 106.3.5 CITY AMENDMENTS TO FBC 2004.
  
 8- PROVIDE COMPLETE STAIR SECTION AND SPECIFICATIONS.
 RISER OF 7 3/4" AND TREADS OF 10" DON'T COMPLY WITH
 RISER TREAD RATIO OF SEC. R311.5.3.2 OF 2004 FLORIDA
 RESIDENTIAL CODE. REVISE AS REQUIRED.
  
 9- SHEET A-2:
 A) PROPOSED ROOF PLAN: SPECIFY CALCULATED UPLIFT
 PRESSURES AND SPECIFY ALL TRUSS CONNECTORS, INCLUDING
 THE MAIN FRAMING MEMBERS LIKE TRUSS GIRDERS TO VERIFY
 COMPLIANCE WITH SEC. R301 OF 2004 FLORIDA RESIDENTIAL
 CODE.
  
 B) PROPOSED ROOF PLAN LAYOUT IS NOT DRAWN CORRECTLY.
 CONNECTIONS OF HIPS WITH RIDGES ARE NOT DRAWN CORRECTLY
 AND DON'T MATCH EXTERIOR ELEVATIONS. REVISE AS
 REQUIRED.
  
 C) REVISE ROOF SHEATHING KEY PLAN SHOWING ROOF ZONES.
 MISSING ROOF ZONE 3. SEE FIGURE R301.2(8) OF 2004
 FLORIDA RESIDENTIAL CODE.
  
 D) REVISE ROOF SHEATHING NOTES. REVISE SIZE OF PLYWOOD,
 TYPE OF NAIL (NEED 8D RING SHANK) AND NAILING SPACING
 ON ROOF ZONE 3 (NEED 4" O.C.).. SEE SEC. R803.2.3.1 OF
 2004 FLORIDA RESIDENTIAL CODE AND REVISE AS REQUIRED.
  
 E) PROVIDE COMPLETE FRAMING DETAILS AND SPECIFICATIONS
 FOR FRAMING AT STAIRWAY OPENING. UPPER FLOOR FRAMING
 PLAN DOESN'T PROVIDE ANY SPECIFICATIONS AND NUMBER OF
 JOISTS. SEC. R501.2 OF 2004 FLORIDA RESIDENTIAL CODE.
  
 F) SPECIFY SIZE OF ATTIC ACCESS ON FIRST FLOOR IN
 GARAGE AREA. SEC. R807.1 OF 2004 FLORIDA RESIDENTIAL
 CODE.
  
 G) SPECIFY SIZE AND LOCATION OF ATTIC ACCESS ON SECOND
 FLOOR ROOF. SEC. R807.1 OF 2004 FLORIDA RESIDENTIAL
 CODE.
  
 H) CLARIFY DESIGN PRESSURES FOR ENTRY DOORS. WHAT'S

 I) UPDATE ALL NOTES. CURRENT CODE IS 2004 FBC WITH 2007
 REVISIONS.
  
 J) PROVIDE CALCULATIONS SHOWING HOW FOOTINGS FOR A TWO
 STORY MASONRY BUILDING ARE DESIGNED BASED ON SOIL
 BEARING CAPACITY OF 2000 PSF. SEC. R401.2 OF 2004
 FLORIDA RESIDENTIAL CODE. SEE NOTES #4 AND #12..
  
 K) PROVIDE CLEAR AREA TABULATION. INCLUDE ALL AREAS.
 EG: GARAGE, A/C AREAS PORCHES, ETC. PER FLOOR. CLEARLY
 IDENTIFY EXISTING AND NEW. NEED THIS INFORMATION TO
 PROPERLY EVALUATE RADON FEES AND CONSTRUCTION
 VALUATION.
  
 L) VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. SEC. 108.3 CITY AMENDMENTS TO FBC 2004. NEED TO
 INCLUDE ALL DESIGN FEES, DEMOLITION, NEW CONSTRUCTION
 INCLUDING ALL MATERIALS AND LABOR.
  
 M) PLANS SHOW FUTURE WOOD DECK. PROVIDE COMPLETE DESIGN
 INFORMATION NOW OR SEPARATE PERMIT WILL BE REQUIRED.
  
 10- SHEET A-3:
 A) CLEARLY IDENTIFY ON FLOOR PLANS WHERE ARE THE CROSS
 SECTIONS TAKEN AT TO FACILITATE PLAN REVIEW AND AVOID
 CONFLICTS OR DELAYS. MAKE SURE SECTIONS MATCH
 INFORMATION SHOWN ON FLOOR PLANS.
  
 B) EXTERIOR WALL SECTIONS: PROVIDE SPECIFICATION OF HOW
 ATTACHING NEW MASONRY WALL TO EXISTING MASONRY WALL.
 EG: SEE FOOTING AREA ON EXISTING INTERIOR BEARING WALL
 AND CONNECTION ON EXISTING MASONRY WALL. SEE COMMENTS
 ON PLANS.
  
 C) ROOF SHEATHING SPECIFICATIONS TO MATCH NOTES ON
 SHEET A-2. SEE COMMENT # 9(D) ABOVE AND COORDINATE
 INFORMATION.
  
 11- RESUBMIT PRODUCT APPROVAL FOR GARAGE DOOR. FL10763
 SUBMITTED IS FOR CODE VERSION 2007. NEED TO PROVIDE
 PRODUCT APPROVAL FOR CODE VERSION 2004 WHICH IS THE
 CODE IN EFFECT NOW.
 ***NOTE: PLEASE MAKE SURE DOORS WILL MEET THE DESIGN
 PRESSURES CALCULATED ON PLANS.
  
 12- ALL DOORS AND WINDOWS PRODUCT APPROVALS: CLEARLY
 MARK ON PRODUCT APPROVAL DRAWINGS SPECIFIC SIZE, TYPE
 OF GLASS TO VERIFY COMPLIANCE WITH THE DESIGN PRESSURES
 CALCULATED ON THE PLANS.
  
 13- PROVIDE PRODUCT APPROVAL AS REQUIRED BY DCA RULE
 9B-72 FOR ALL SIMPSON STRUCTURAL CONNECTORS SPECIFIED
 ON PLANS. PROVIDE ONLY THE FLORIDA PRODUCT APPROVAL
 COVER PAGE AND PAGE WHERE CONNECTOR IS SHOWN.
  
 14- DESIGNER OF RECORD FOR THIS PROJECT NEED TO REVIEW
 AND APPROVE IN WRITING (NOT SIGNING AND SEALING) ALL
 PRODUCT APPROVALS AS REQUIRED BY SEC. 106.3.3 CITY
 AMENDMENTS TO FBC 2004.
  
 15- A) SUBMIT REVISED ENERGY CALCULATIONS FORM
 600A-04R.
  
 B) OWNER/AGENT TO SIGN AND DATE BOTTOM OF FORM AS WELL.
  
 16- PLEASE RETURN REVIEWED AND MARKED SET OF PLANS
 AFTER CORRECTIONS ARE DONE TO ORIGINAL DRAWINGS TO
 EXPEDITE THE REVIEW PROCESS.
