 ZONING COMMENTS:
  
  
 1) AIR RIGHTS EASEMENT SHALL BE REQUIRED FOR AN PORTION
 OF BUILDING OR STRUCTURE WHICH INTRUDES INTO PUBLIC
 RIGHT-OF-WAY. (APPLICATION IN-PROGRESS WITH ENGINEERING
 SERVICES).
  
 2) LANDSCAPE PLANS SHALL BE REQUIRED FOR ALL PLANT
 MATERIAL TO BE INSTALLED ON ROOF LEVEL, INCLUDING
 DETAILS FOR PLANTER BOXES/BED.
  
 3) ARCHITECTURAL TREATMENT, SUCH AS SCORING OR REVEAL
 LINES, SHALL BE PROVIDED FOR THOSE PORTIONS OF EAST AND
 WEST ELEVATIONS WHICH ABUT ADJACENT PROPERTIES.
 ARCHITECTURAL TREATMENT SHALL BE UTILIZED TO BREAK UP
 BLANK WALLS.
  
 4) STORAGE AREAS ARE NOT DETAILED. PLESAE CONFIRM IF IT
 INTENDED THAT THESE WILL BE CONVERTED TO KITCHEN OR
 PREP AREAS.
  
  
 ARCHITECTURAL DESIGN COMMENTS FOR CONSIDERATION:
  
 4) RAILING AND BALUSTRADE AT TOP OF FRONT ELEVATION SEE
 HEAVY AND OVERLY DETAILED FOR ARCHITECTURE OF BUILDING.
 GIVEN BALCONY PORTION WILL HANG OVER STREET, ARCHITECT
 MAY WISH TO CONSIDER LIGHTER FEATURES WHICH DO NOT
 CONFLICT WITH EXISTING ARCHITECTURE OR PROPOSED
 ARCHITECTURE OF GAZEBO.
  
 5) GAZEBO ELEMENT SEEMS PROPORTIONATELY OUT OF SCALE
 WITH THE REST OF THE BUILDING. I CANNOT TELL WHAT THE
 EXTRA HEIGHT IS PROVIDING IN TERMS OF THE BAR AREA.
 PLEASE LOOK AT THE PROPORTIONS OF THE SPACE AND CONFIRM
 THE SCALE IS CORRECT.
  
 6) PLEASE CONFIRM ARCHITECTURE OF GAZEBO IS CORRECT.
 WITH VARYING HEIGHTS AND ARCHITECTURAL STYLES, THE
 ELEMENTS SEEM TO BE COMPETING WITH EACH OTHER (FLORIDA
 VERNACULAR, ITALIANATE, AND TRADITIONAL MAIN STREET).
