 1)PROVIDE TWO (2) COPIES OF ALL SUBMITTED PLANS
 (SURVEYS).
  
 2)PURSUANT TO SECTION 94-482 OF THE CITY'S ZONING
 AND LAND DEVELOPMENT REGULATIONS (ZLDRS): REQUIRED
 OFF-STREET PARKING SPACES FOR LESS THAN FOUR
 RESIDENTIAL DWELLING UNITS SHALL BE LOCATED ON THE
 PROPERTY ON WHICH THE UNITS ARE CONSTRUCTED. REQUIRED
 PARKING MAY BE LOCATED IN A FRONT YARD; HOWEVER, THE
 LESSER OF 1,000 SQUARE FEET OR 75 PERCENT OF THE FRONT
 YARD AREA MUST BE LANDSCAPED. PARKING AREAS LOCATED IN
 THE FRONT YARD SHALL BE SURFACED WITH A SMOOTH,
 NONDUSTING SURFACE IN COMPLIANCE WITH SUBSECTION
 33-485(E). IT SHALL BE A VIOLATION OF THIS CHAPTER TO
 PARK ON ANY UNPAVED AREAS AS DESCRIBED IN THIS ARTICLE.
  
  
 PLEASE INDICATE SQUARE FOOTAGE AND DIMENSIONS OF ALL
 IMPERMEABLE SURFACES (EXISTING AND PROPOSED) LOCATED
 WITHIN THE FRONT YARD (FROM FRONT PROPERTY LINE TO THE
 FRONT BUILDING FACADE).
  
 3)INDICATE SETBACK DIMENSIONS FROM PROPOSED A/C
 EQUIPMENT TO ALL PROPERTY LINES.AS PER SECTION
 94-305(B)(4) OF THE ZLDRS: MECHANICAL EQUIPMENT MAY NOT
 PROJECT MORE THAN 4 FEET INTO A REQUIRED SETBACK.
  
 4)INDICATE THE GARAGE DOOR AREA OVERHANGS, WITH
 DIMENSIONS, ON THE SITE PLAN (SHEET SP-1).PURSUANT TO
 SECTION 94-305 OF THE ZLDRS:STRUCTURAL INTRUSIONS.
 STRUCTURAL OVERHANGS, INCLUDING BUT NOT LIMITED TO
 BALCONIES, CORNICES, GUTTERS, EAVES, AND ROOF OVERHANG
 PROJECTIONS SHALL NOT EXTEND FARTHER THAN THREE FEET
 INTO ANY SETBACK.
  
 5)INDICATE HOW FAR THE COVERED PATIO OVERHANG
 PROJECTS INTO THE REQUIRED FRONT SETBACK OF 25'.
 PURSUANT TO SECTION 94-305 OF THE ZLDRS:STRUCTURAL
 INTRUSIONS.STRUCTURAL OVERHANGS, INCLUDING BUT NOT
 LIMITED TO BALCONIES, CORNICES, GUTTERS, EAVES, AND
 ROOF OVERHANG PROJECTIONS SHALL NOT EXTEND FARTHER THAN
 THREE FEET INTO ANY SETBACK.
  
 6)THE LANDSCAPE PLAN (SHEET LA-1) INDICATES THE
 INCORRECT ADDRESS FOR THE PROPERTY.PLEASE CLARIFY.
  
 7)THE LOT AREA CALCULATIONS ON SHEET SP-1 AND LA-1
 DO NOT CORRELATE.PLEASE CLARIFY WHICH IS ACCURATE AND
 REVISE PLANS ACCORDINGLY.
  
 8)OPEN SPACE CALCULATIONS ON THE LANDSCAPE PLAN
 (SHEET LA-1) ARE NOT ACCURATE.PURSUANT TO SECTION
 94-442(B)(3) OF THE ZLDRS:THE TOTAL OPEN SPACE AREA
 REQUIRED SHALL DETERMINE THE NUMBER OF TREES AND SHRUBS
 TO BE PLANTED. THE TOTAL AMOUNT OF PLANT MATERIAL
 REQUIRED SHALL NOT BE AFFECTED BY THAT PORTION OF THE
 OPEN SPACE AREA DEVOTED TO ACTIVE RECREATION PURPOSES,
 PATIOS, TERRACES, PEDESTRIAN CIRCULATION, AND SIMILAR
 AMENITIES.THEREFORE, ONLY THE BUILDING FOOTPRINT
 SQUARE FOOTAGE SHALL BE SUBTRACTED FROM THE TOTAL LOT
 AREA WHEN CALCULATING THE OPEN SPACE.REVISE PLANS
 ACCORDINGLY.
  
 9)I APOLOGIZE AS THE INCORRECT LANDSCAPE CODE
 SECTION WAS CITED UNDER THE MAJOR WORKING DRAWING
 REVIEW, HOWEVER,PLANS SHALL INDICATE COMPLIANCE WITH
 SECTION 94-443(D) OF THE ZLDRS:
  
 ADDITIONAL LANDSCAPING REQUIREMENTS FOR MULTIFAMILY
 RESIDENTIAL USES.THE OWNER OF PROPERTY USED FOR
 MULTIFAMILY RESIDENTIAL USES SHALL INSTALL AND MAINTAIN
 THE FOLLOWING LANDSCAPING:
  
 (1.)A LANDSCAPE BUFFER SHALL BE REQUIRED FOR
 MULTIFAMILY RESIDENTIAL USES ADJACENT TO A PUBLIC
 THOROUGHFARE. SUCH A LANDSCAPE BUFFER SHALL BE AT LEAST
 FIVE FEET IN WIDTH FOR FOUR OR LESS MULTIFAMILY
 DWELLINGS.A LANDSCAPE BUFFER OF AT LEAST FIVE FEET IN
 WIDTH IS ALSO REQUIRED ALONG THE MULTIFAMILY
 RESIDENTIAL USE AND THE ADJACENT PROPERTIES. THE BUFFER
 STRIP SHALL BE DESIGNED AND LANDSCAPED AS REQUIRED BY
 THE FOLLOWING:
 A.THE BUFFER STRIP SHALL NOT BE INTERRUPTED AT
 MORE THAN 20 PERCENT OF ITS REQUIRED LENGTH TO PROVIDE
 VEHICULAR INGRESS AND EGRESS.
 B.ALL PORTIONS OF THE BUFFER STRIP SHALL BE
 COVERED WITH GRASS, GROUND COVER, SHRUBBERY, MULCH, OR
 OTHER SUITABLE PLANT MATERIAL.
 C.AT LEAST ONE TREE SHALL BE PLANTED IN A
 REQUIRED BUFFER STRIP FOR EACH 30 LINEAR FEET OR
 PORTION THEREOF.
 (2.)SHADE TREES TO BE PLANTED AND LANDSCAPED ON THE
 EXTERIOR OF ALL STRUCTURES AS REQUIRED BY THE
 FOLLOWING:
 A.AT LEAST TWO SHADE OR FLOWERING TREES FOR EACH
 DWELLING UNIT FOR MULTIFAMILY RESIDENTIAL STRUCTURES.
 B.AT LEAST 40 PERCENT OF THE LINEAR FEET AROUND
 THE EXTERIOR OF ALL STRUCTURES SHALL BE PLANTED WITH
 TREES, SHRUBS OR HEDGES.
 C.ALL REMAINING, NONPAVED AREAS SHALL BE COVERED
 WITH GRASS, GROUND COVER, MULCH OR CONTAIN BEDS OF
 PRESERVED NATIVE SHRUBS.
  
 10)LANDSCAPE PLANS SHALL INDICATE COMPLIANCE WITH
 SECTION 94-445 (PLANT MATERIAL STANDARDS AND
 SPECIFICATIONS) AND 94-448(2) (LANDSCAPE PLANS
 REQUIREMENTS) OF THE ZLDRS.
  
  
 NOTE:A SEPARATE RIGHT-OF-WAY PERMIT IS REQUIRED FOR
 ANY/ALL APPROACHES/APRONS PROPOSED OUTSIDE OF THE
 PROPERTY LINES.
