 NEW SINGLE FAMILY RESIDENCE
  
 DENIED BY BUILDING
 NOTE: THE PLANS HAVE BEEN REVIEWED AS A SINGLE FAMILY
 R3 OCCUPANCY USING THE 2004 FBC RESIDENTIAL CODE. IF
 THE BUILDINGS ARE TO BE CONDOMINIUMS OR ANYTHING OTHER
 THAN ONE OR TWO FAMILY RESIDENCES ADDITIONAL
 REQUIREMENTS WILL RESULT.
  
 1) A RECORDED COPY OF THE NOTICE OF COMMENCEMENT WILL
 BE REQUIRED.
  
 2) IMPACT FEES MUST BE PAID TO PALM
 BEACH COUNTY, PLANS STAMPED BY THEM AND
 COPY OF RECEIPT SUBMITTED TO CITY OF
 WEST PALM BEACH BUILDING DEPARTMENT,
 BEFORE A BUILDING PERMIT CAN BE ISSUED.
  
 3) THE LOT IS LOCATED IN AN A5 FLOOD ZONE WITH A
 REQUIRED ELEVATION 7.5' WHICH INCLUDES THE ADDITIONAL
 6" REQUIRED BY CITY ORDINANCE, AN ELEVATION CERTIFICATE
 WILL BE REQUIRED.
  
 4) THE SURVEY AND DRAINAGE PLANS SPECIFY TWO STORY
 STRUCTURES AND THE ARCHITECTURAL PLANS SPECIFY THREE
 STORY STRUCTURES. PLEASE CORRECT.
  
 5) THE NORTH SIDE OF THE STRUCTURE IS 5.5' FROM THE
 PROPERTY LINE. SPECIFY THE DISTANCE TO ANY STRUCTURES
 LOCATED ON THE ADJACENT LOT. R302.1 EXTERIOR WALLS.
 EXTERIOR WALLS SEPARATED BY LESS THAN 6 FEET (1828 MM)
 SHALL HAVE NOT LESS THAN A ONE-HOUR FIRE-RESISTIVE
 RATING WITH EXPOSURE FROM BOTH SIDES. PROJECTIONS SHALL
 NOT EXTEND TO A POINT CLOSER THAN 4 FEET (1220 MM) FROM
 AN ADJACENT PROJECTION OR WALL.
  
 6)TWO COPIES OF ALL SUBMITTALS ARE REQUIRED PER FBC
 106.1* CITY AMENDMENTS. ONLY ONE COPY OF THE SURVEY WAS
 SUBMITTED. TWO COPIES OF ALL SUBMITTALS ARE REQUIRED.
  
 7) PLEASE IDENTIFY THE STRUCTURES ON THE SITE PLANS BY
 THE UNIT NUMBERS AS SPECIFIED IN THE PLANS. FBC

 AS R-5 AND THE PLAN SPECIFY R-4.2. PLEASE CORRECT. THE
 FORM IS ALSO REQUIRED TO BE SIGNED AND DATED BY THE
 PREPARER AND THE OWNER/AGENT. FBC 13-600.
  
 10) ON SHEET SP-1 REVISE IMPACT PROTECTION NOTE TO 2004
 FBC R301.2.1.2 AND CODE REFERENCE TO 2004 FBC W/2007
 REVISIONS.
  
 11) THE INDIVIDUAL UNITS WILL BE REQUIRED TO HAVE

 12) THE BATHROOM WINDOWS SHALL COMPLY WITH R308.1 AND
 R301.4 FOR GLAZING IN HAZARDOUS LOCATIONS.

 SPECIFIED FOR THE SHOWER DOOR AT BATHROOM #2. PLEASE
 CORRECT.
  
 14)ON SHEET A8 THE REQUIRED SOIL COMPACTION IS
 SPECIFIED AS 25,000 PSF. PLEASE CORRECT.
  
 15) WALL SECTION 1 ON A14 SPECIFIES THE FOOTING AS A
 MINIMUM 18"BELOW GRADE TO THE BOTTOM AN A MINIMUM OF
 6" ABOVE GRADE, WHICH REQUIRES A 24" DEEP FOOTER. F1 ON
 A8 IS FOR AN 18" DEEP FOOTER. FBC R403.1.4 REQUIRES A
 MINIMUM OF 12" BELOW GRADE AND R404.1.6 REQUIRES A
 MINIMUM OF 4" ABOVE GRADE FOR MASONRY. PLEASE CORRECT.
  
 16) SPECIFY THE ATTACHMENT OF THE 2X12 BEAM AT THE
 COVERED PORCH TO THE MASONRY STRUCTURE. FBC 106.1.1*
 CITY AMENDMENTS
  
 17) PROVIDE A DETAIL OF THE COVERED PORCH SHOWING THE
 ATTACHMENT OF THE LEDGER AND TRUSSES TO THE MASONRY

 SPECIFIED FOR THE EMERGENCY EGRESS WINDOWS. PLEASE

 RING SHANK NAILS FOR ROOF SHEATHING FASTENING AS
 REQUIRED BY R803.2.3.1 OF THE 2006 REVISIONS TO THE
 2004 FBC RESIDENTIAL CODE.
  
 20) ON SHEET A15 THE SECOND ROW OF THE SHEATHING NAIL
 SCHEDULE LISTS ROOF AND SPECIFIES 8D PLANE SHANK NAILS
 AND TYP. NON-SHEARWALL. IS THIS MEANT TO BE THE
 FASTENING FOR WALL SHEATHING?PLEASE CORRECT. SEE
 PREVIOUS COMMENT.
  
 21) SPECIFY THE DESIGN WINDLOAD PRESSURES FOR THE DOOR
 AND WINDOW OPENINGS ON THE PLANS. SEE TABLES R301.2(2)
 AND R301.2(4).
  
 22) ON SHEET SP-1 THE DOOR FROM THE GARAGE TO THE
 LIVING SPACE IS SPECIFIED AS A "B" LABEL DOOR, THIS
 DESIGNATION IS NO LONGER USED. R309.1 REQUIRES A 20
 MINUTE FIRE RATED DOOR. PLEASE REVISE.
  
 23) SUBMIT (2) COPIES OF SPECIFICATIONS FOR THE ICYNENE
 INSULATION. FBC 106.1.2* CITY AMENDMENTS
  
 24) THE PRODUCT APPROVAL THAT WAS SUBMITTED FOR THE
 OVERHEAD GARAGE DOOR HAS A MAXIMUM WIDTH OF 9'. SUBMIT
 PRODUCT APPROVALS FOR A 16' WIDE DOOR. RULE 9B-72
  
 25) IN ADDITION TO THE FLORIDA COVERSHEET, PLEASE
 SUBMIT THE NOA/EVALUATION REPORT FOR THE MONIER ROOF
 TILE. SPECIFY WHICH ATTACHMENT METHOD WILL BE USED BY
 CIRCLING THE APPLICABLE ONE ON THE PRODUCT APPROVAL.

 EXTERIOR DOORS IS FOR GLAZED FRENCH DOORS. IS THIS THE
 TYPE OF SWING DOOR THAT WILL BE INSTALLED AT THE
 GARAGE? IF NOT PLEASE SUBMIT THE APPROPRIATE PRODUCT
 APPROVALS. NOTE: DESIGNER OF RECORD APPROVAL IS
 REQUIRED.
  
 IN ORDER TO EXPEDITE PLAN REVIEW, PLEASE SUBMIT A
 RESPONSE LETTER INDICATING HOW THE COMMENTS WERE
