 EXCEED 0.5 FOOT CANDLE AT OR BEYOND THE EASTERN

 2. REPEAT COMMENT - PURSUANT TO FIGURE XIV-2, WHEEL
 STOPS SHALL BE 2 FEET FROM THE CURB TO THE BACK OF THE
 WHEEL STOP.THE SITE PLAN STILL SHOWS 2 FEET FROM THE
 CURB TO THE FRONT OF THE WHEEL STOP.
  
 3. (PARTIAL COMMENT) - A LANDSCAPE PLAN PREPARED,
 SIGNED AND SEALED BY A REGISTERED LANDSCAPE ARCHITECT,
 AND MEETING THE LANDSCAPE PROVISIONS SER OUT IN ARTICLE
 XIV OF THE ZLDRS, SHALL BE PROVIDED.
  
 A. REPEAT COMMENT - PURSUANT TO SECTIONS 94-443(A), (B)
 AND (C)(2), A MINIMUM 5 FOOT LANDSCAPE BUFFER SHALL BE
 INSTALLED AND MAINTAINED ALONG THE PERIMETER OF THE
 PROPERTY, WITH SHADE OR FLOWERING TREES PLANTED AT
 30-FOOT INTERVALS.SHADE OR FLOWERING TREES SHALL BE
 PLANTED ALONG THE NORTH AND WEST PROPERTY LINES.PER
 THE APRIL 11, 2008 MEETING, A WAIVER FROM THIS
 REQUIREMENT MAY BE APPLIED FOR THE NORTH PROPERTY LINE.
 A WAIVER MAY NOT BE APPLIED FOR THE REQUIRED
 LANDSCAPING ALONG THE WEST PROPERTY LINE.
  
 B. REPEAT COMMENT - PURSUANT TO SECTION
 94-443(C)(5)(A), LANDSCAPE AREAS SHALL BE SEPARATED
 FROM VEHICULAR USE AREAS BY NONMOUNTABLE, CONCRETE
 CURBING OF THE TYPE CHARACTERIZED AS ?TYPE D,? OR
 CURBING OF COMPARABLE DURABILITY.THIS REQUIREMENT
 DOES NOT APPLY TO AREAS WHERE THERE IS A WHEEL STOP
 BETWEEN THE PARKING SPACES AND THE LANDSCAPED AREAS.
 LABEL/IDENTIFY ALL EXISTING, AND PROPOSED, CURBS.
  
 C. PURSUANT TO SECTION 94-443(C)(3)(A), EACH ROW OF
 PARKING SPACES SHALL BE TERMINATED BY LANDSCAPED
 ISLANDS OF NOT LESS THAN 5 FEET IN WIDTH AND NOT LESS
 THAN THE LENGTH OF THE ADJACENT PARKING STALL.THE
 LANDSCAPED ISLANDS SHALL CONTAIN AT LEAST 1 SHADE OR
 FLOWERING TREE.THE PARKING ROW IN THE MIDDLE OF THE
 LOT, AND ALONG THE SOUTH PROPERTY LINE, SHALL BE
 TERMINATED WITH A LANDSCAPED ISLAND.PER THE APRIL 11,
 2008 MEETING, A WAIVER MAY BE APPLIED FOR THE MIDDLE
 PARKING ROW.
  
 D. PURSUANT TO SECTION 94-443(C)(3)(B), ONE INTERIOR
 LANDSCAPED ISLAND SHALL BE PROVIDED FOR EVERY 10
 PARKING SPACES OR PORTION THEREOF.INTERIOR LANDSCAPED
 ISLANDS SHALL CONTAIN AT LEAST ONE SHADE OR FLOWERING
 TREE.AN INTERIOR LANDSCAPED ISLAND SHALL BE PROVIDED
 ON THE PARKING ROW ALONG THE SOUTH PROPERTY LINE.PER
 THE APRIL 11, 2008 MEETING, A WAIVER MAY BE APPLIED FOR
 THIS REQUIREMENT.
  
 E. PURSUANT TO SECTION 94-443(E), AT LEAST 30 PERCENT
 OF THE LINEAR FEET AROUND THE EXTERIOR OF ALL
 COMMERCIAL STRUCTURES SHALL BE PLANTED WITH TREES,
 SHRUBS OR HEDGES.FOUNDATION PLANTING SHALL BE
 PROVIDED AROUND THE BUILDING.PER THE APRIL 11, 2008
 MEETING, A WAIVER MAY BE APPLIED FOR THIS REQUIREMENT.
  
 4. PURSUANT TO SECTION 94-221(B)(6), SIDEWALKS ALONG
 BROADWAY SHALL BE A MINIMUM OF 8 FEET IN CLEAR WIDTH.
 EXISTING SIDEWALK SHALL BE EXTENDED ONTO THE PROPERTY
 ALONG THE WEST PROPERTY LINE TO MEET THAT 8 FOOT
 MINIMUM.AN ACCESS EASEMENT SHALL BE RECORDED PRIOR TO
 OBTAINING A CERTIFICATE OF OCCUPANCY (CO).A MODEL
 ACCESS EASEMENT IS AVAILABLE FROM VINCE NOEL, CITY
 SURVEYOR.
  
 5. PROVIDE SETBACKS, DRIVEWAYS, DRIVE AISLE WIDTHS,
 PARKING SPACES WITH AND DEPTH DIMENSIONS ON THE SITE
 PLAN.
  
 6. PLEASE NOTE THE AWNING ON THE NORTH BUILDING FA?ADE
 PROJECTS OVER THE 47TH STREET ROW.APPROVAL FROM THE
 ENGINEERING SERVICES DEPARTMENT SHALL BE OBTAINED FOR
 THIS AWNING PRIOR TO SUBMITTING A BUILDING PERMIT
 APPLICATION FOR THE AWNING.
