 1)AS THE EXISTING ACCESSORY STRUCTURES ALREADY
 EXCEED THE MAXIMUM SQUARE FOOTAGE ALLOWANCE OF 1,000
 SQUARE FEET, NO ADDITION WHICH INCREASES THE SQUARE
 FOOTAGE OF THESE BUILDINGS SHALL BE PERMITTED.
  
 PURSUANT TO SECTION 94-304(B)(1) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS: MAXIMUM SQUARE FOOTAGE.THE
 TOTAL FLOOR AREA OF ALL ROOFED ACCESSORY BUILDINGS ON A
 PROPERTY SHALL NOT EXCEED 75 PERCENT OF THE GROSS FLOOR
 AREA OF THE PRIMARY STRUCTURE WITH A MAXIMUM FLOOR AREA
 OF 1,000 SQUARE FEET.
  
 2)PURSUANT TO SECTION 94-482 OF THE ZLDRS: REQUIRED
 OFF-STREET PARKING SPACES FOR LESS THAN FOUR
 RESIDENTIAL DWELLING UNITS SHALL BE LOCATED ON THE
 PROPERTY ON WHICH THE UNITS ARE CONSTRUCTED. REQUIRED
 PARKING MAY BE LOCATED IN A FRONT YARD; HOWEVER, THE
 LESSER OF 1,000 SQUARE FEET OR 75 PERCENT OF THE FRONT
 YARD AREA MUST BE LANDSCAPED. PARKING AREAS LOCATED IN
 THE FRONT YARD SHALL BE SURFACED WITH A SMOOTH,
 NONDUSTING SURFACE IN COMPLIANCE WITH SUBSECTION
 33-485(E). IT SHALL BE A VIOLATION OF THIS CHAPTER TO
 PARK ON ANY UNPAVED AREAS AS DESCRIBED IN THIS ARTICLE.
  
 PLEASE INDICATE SQUARE FOOTAGE OF ALL IMPERMEABLE
 SURFACES LOCATED WITHIN THE FRONT YARD (FROM FRONT
 PROPERTY LINE TO THE FRONT BUILDING FACADE).
  
 3)APPROVAL FROM THE CITY'S ENGINEERING DEPARTMENT IS
 REQUIRED FOR PLANTING OF TREES WITHIN THE PARKWAY (FROM
 FRONT PROPERTY LINE TO THE STREET) 561-494-1040.SEE
