 PLAN REVIEW UNDER THE 2004 FLORIDA BUILDING CODES WITH
 2007 REVISIONS, CITY OF WEST PALM BEACH AMENDMENTS TO
 CHAPTER 1 (W.P.B.), FLORIDA ADMINISTRATIVE CODE
 (F.A.C.), AND FLORIDA STATUTES (F.S.).
  
 THE FOLLOWING COMMENTS ARE NUMBERED TO CORRESPOND WITH
 THE PREVIOUS PLUMBING REVIEW COMMENTS AS WELL AS THE
 DESIGNER'S RESPONSES FOR THE PURPOSE OF CONTINUITY. NEW
 COMMENTS WILL BE SO NOTED FOLLOWING THE PREVIOUS REVIEW
 COMMENTS.
 NOTE: THERE WAS NO COMMENT RESPONSE FROM THE
 DESIGNER.
  
 1. "OK" COMMENT ADDRESSED.
  
 2. SHEET A2 SANITARY PLUMBING RISER: THE WASHING
 MACHINE MUST DRAIN DOWNSTREAM OF THE BATHROOM.PER
 FBC-2004, PLUMBING, SECTION 909.1
 WET VENT PERMITTED: ONLY THE FIXTURES
 WITHIN THE BATHROOM GROUPS SHALL CONNECT
 TO THE WET-VENTED HORIZONTAL BRANCH
 DRAIN. ANY ADDITIONAL FIXTURES SHALL
 DISCHARGE DOWNSTREAM OF THE WET VENT.
  
 **THE RESUBMITTED SANITARY PLUMBING RISER IS STILL
 INDICATING THE WASHING MACHINE DRAINING INTO THE WET
 VENTED BATHROOM. THE WASHING MACHINE MUST DRAIN
 DOWNSTREAM OF THE WET VENTED BATHROOM. PER SECTION
 909.1 WET VENT PERMITTED.
  
 3. SHEET A2 SANITARY PLUMBING RISER: THE FOLLOWING IS
 REQUIRED FOR THE WASHING MACHINE.
  
 (A) "OK" COMMENT ADDRESSED.
  
 (B) 802.4 STANDPIPES.STANDPIPES SHALL BE INDIVIDUALLY
 TRAPPED. STANDPIPES SHALL
 EXTEND A MINIMUM OF 18 INCHES (457MM)
 AND A MAXIMUM OF 42 INCHES (1066MM)
 ABOVE THE TRAP WEIR. ACCESS SHALL BE
 PROVIDED TO ALL STANDPIPES AND DRAINS
 FOR RODDING.
 *CLEARLY INDICATE THE REQUIRED STANDPIPE ON
 RESUBMITTED DRAWINGS.
  
 **THE RESUBMITTED SANITARY PLUMBING RISER IS
 INCORRECTLY INDICATING THE STANDPIPE MINIMUM OF 18
 INCHES LOCATION FOR THE WASHING MACHINE. PER SECTION
 802.4 STANPIPES.
  
 (C) "OK" COMMENT ADDRESSED.
  
 (D) 708.9 ACCESS. ACCESS SHALL BE
 PROVIDED TO ALL CLEANOUTS.
 *CLEANOUT FOR THE WASHING MACHINE TO BE LOCATED AT 4'
 A.F.F.
  
 **THE RESUBMITTED SANITARY PLUMBING RISER IS NOT
 INDICATING THE CLEANOUT FOR THE WASHING MACHINE TO BE
 AT 4 FEET ABOVE FINNISH FLOOR (4' A.F.F.) AND IS
 INCORRECTLY INDICATING THE CLEANOUT AS BEING A TRAP.
 PER SECTION 708.1 ACCESS AND SECTION 701.1 SCOPE.
  
 **THE FOLLOWING ARE NEW COMMENTS DUE TO THE SANITARY
 PLUMBING RISER BEING REVISED.
  
 4. SHEET A2 SANITARY PLUMBING RISER: CLEANOUT FOR THE
 LAVATORY BEING INDICATED IN THE WRONG PLACE AND AND
 MSILABELED AS BEING A TRAP. CLEANOUT TO BE LOCATED AT
 THE BASE OF THE STACK AND CORRECTLY IDENTIFIED AS A
 CLEANOUT. PER FBC-PLUMBING SECTION 708.3.4 BASE OF
 STACK.
 NOTE: PER FBC-PLUMBING SECTION 708.7 MINIMUM SIZE
 EXCEPTIONS:(1) A CLEANOUT FOR THIS STACK IS NOT
 REQUIRED WITH THE SINK TRAP BEING INDICATED AS BEING 2
 INCH.
  
 5. SHEET A2 SANITARY PLUMBING RISER: DELETE THE 4 INCH
 CLEANOUT BETWEEN THE WATER CLOSET AND LAVATORY IT IS
 NOT REQUIRED. PER FBC- PLUMBING SECTION 701.1 SCOPE.
  
 6. SHEET A2 SANITARY PLUMBING RISER: THE RESUBMITTED
 RISER DIAGRAM DOES NOT REFLECT THE FLOOR PLAN ON SHEET
 A1. PLEASE PROVIDE A FLAT LINE DRAWING OF THE
 UNDERGROUND PLUMBING ON SHEET A1 FLOOR PLAN. AT A
 MINIMUM THE SANITARY ISOMETRIC RISER DIAGRAM SHALL
 REFLECT THE FLOOR PLAN. THE RESUBMITTED DRAWING IS
 EITHER INDICATNG THE BATHROOM LAVATORY OUT OF THE
 BUILDING OR THE WASHING MACHINE IN THE WRONG PLACE. PER
 FBC- PLUMBING SECTION 701.1 SCOPE.

 WHEN RESUBMITTING PLANS, PLEASE PROVIDE A COPY OF THE
 OLD PLANS, CLEARLY INDICATE THE REVISION ON THE NEW
 PLANS, REMOVE AND REPLACE ANY PAGES AS NECESSARY. A
 TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW COMMENT
 NUMBER, WITH A DESCRIPTION OF THE REVISION MADE,
 IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE
 CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR PERMIT.
