 1)INDICATE SETBACK DIMENSIONS FROM PROPOSED A/C AND
 POOL EQUIPMENT TO ALL PROPERTY LINES.AS PER SECTION
 94-305(B)(4) OF THE ZLDRS: MECHANICAL EQUIPMENT MAY NOT
 PROJECT MORE THAN 4 FEET INTO A REQUIRED SETBACK.
  
 2)PURSUANT TO SECTION 94-441(C)(2) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS): AS THE VALUE OF
 THE PROPOSED WORK EXCEEDS 50% OF THE STRUCTURE'S VALUE
 (LISTED AS "IMPROVEMENT VALUE" WITH THE P.B.C. PROPERTY
 APPRAISER'S OFFICE), LANDSCAPING SHALL BE IN COMPLIANCE
 WITH ALL APPLICABLE REGULATIONS FOUND IN ARTICLE XIV OF
 THE ZLDRS.PLEASE SUBMIT A LANDSCAPE PLAN SHOWING
 COMPLIANCE WITH SECTION 94-442 AND 94-445 OF THE
 ZLDRS.
  
 3)PURSUANT TO SECTION 94-482 OF THE ZLDRS: REQUIRED
 OFF-STREET PARKING SPACES FOR LESS THAN FOUR
 RESIDENTIAL DWELLING UNITS SHALL BE LOCATED ON THE
 PROPERTY ON WHICH THE UNITS ARE CONSTRUCTED. REQUIRED
 PARKING MAY BE LOCATED IN A FRONT YARD; HOWEVER, THE
 LESSER OF 1,000 SQUARE FEET OR 75 PERCENT OF THE FRONT
 YARD AREA MUST BE LANDSCAPED. PARKING AREAS LOCATED IN
 THE FRONT YARD SHALL BE SURFACED WITH A SMOOTH,
 NONDUSTING SURFACE IN COMPLIANCE WITH SUBSECTION
 33-485(E). IT SHALL BE A VIOLATION OF THIS CHAPTER TO
 PARK ON ANY UNPAVED AREAS AS DESCRIBED IN THIS ARTICLE.
 PLEASE INDICATE SQUARE FOOTAGE OF ALL IMPERMEABLE
 SURFACES LOCATED WITHIN THE FRONT YARD (FROM FRONT
 PROPERTY LINE TO THE FRONT BUILDING FACADE),
 ADDITIONALLY, INDICATE IF PAVERS ARE TO BE SEALED OR
 UNSEALED/SET IN SAND.
  
 4)INDICATE ON THE ELEVATIONS PAGE A HEIGHT DIMENSION
 FROM GRADE TO THE MIDPOINT OF THE UPPERMOST ROOF'S
 PITCH.
  
 5)AS THE FENCE/SITE WALL/GATES ARE NOT SHOWN ON THE
 SURVEY, CLARIFY IF SHOWN SIDE 6' FENCES ARE PROPOSED OR
 EXISTING.CLARIFY IF SHOWN SIDE AND FRONT SITE
 WALLS/GATES ARE PROPOSED OR EXISTING.NOTE:IF
 PROPOSED A DETAIL SHALL BE PROVIDED OF EACH, SHOWING
 THE HEIGHT FROM GRADE, MATERIAL OF EACH, AND ATTACHMENT
 DETAILS.ADDITIONALLY, AN APPROVED EASEMENT CONSENT
 FORM FROM THE CITY OF WEST PALM BEACH DEPARTMENT OF
 PUBLIC UTILITIES (1ST FLOOR CITY HALL) IS REQUIRED FOR
 ALL PROPOSED FENCES/WALLS.NOTE:NO FENCE, WALL, OR
 GATE THAT EXCEEDS 4 FEET IN HEIGHT SHALL BE PERMITTED
 WITHIN THE REQUIRED FRONT SETBACK OF 25 FEET.
  
 6)AS THE EXISTING FRONT SETBACK OF 20 FEET IS
 DIMENSIONALLY NONCONFORMING (DOES NOT MEET THE REQUIRED
 FRONT SETBACK OF 25 FEET), NO STRUCTURE SHALL BE ADDED
 TO THE FRONT OF THE BUILDING THAT INCREASES THAT
 NONCONFORMITY.PURSUANT TO SECTION 94-513 OF THE
 ZONING AND LAND DEVELOPMENT REGULATIONS: NONCONFORMING
 STRUCTURES OR BUILDINGS SHALL NOT BE IMPROVED,
 CONSTRUCTED, ENLARGED, OR ALTERED IN ANY MANNER TO
 CREATE A NEW NONCONFORMITY OR TO INCREASE AN EXISTING
 NONCONFORMITY, BUT MAY BE IMPROVED, CONSTRUCTED,
 ENLARGED, OR ALTERED AS LONG AS NO NEW NONCONFORMITY IS
 CREATED OR AN EXISTING NONCONFORMITY INCREASED.
