 1)AN APPROVED EASEMENT CONSENT FORM FROM THE CITY OF
 WEST PALM BEACH DEPARTMENT OF PUBLIC UTILITIES (1ST
 FLOOR CITY HALL) IS REQUIRED FOR ALL PROPOSED
 FENCES/WALLS.
  
 2)INDICATE HEIGHT DIMENSIONS OF THE PROPOSED WALL
 WITH FENCING, DIMENSIONS SHALL BE SHOWN FROM GRADE.
 NOTE: PURSUANT TO THE CITY OF WEST PALM BEACH ZONING
 AND LAND DEVELOPMENT REGULATIONS, SECTION 94-302(B)(1):
 MAXIMUM HEIGHT.IN RESIDENTIAL DISTRICTS, NO FENCE OR
 WALL SHALL EXCEED SIX FEET IN HEIGHT WITHIN REQUIRED
 SIDE AND REAR SETBACKS. FENCES OR WALLS SHALL NOT BE IN
 EXCESS OF 48 INCHES IN HEIGHT WITHIN THE REQUIRED FRONT
 SETBACK. HEDGES SHALL NOT EXCEED TEN FEET IN HEIGHT IN
 ANY REQUIRED SETBACK.
  
 3)INDICATE SETBACK DIMENSIONS FROM PROPOSED A/C
 EQUIPMENT TO ALL PROPERTY LINES.AS PER SECTION
 94-305(B)(4) OF THE CITY'S ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDRS): MECHANICAL EQUIPMENT MAY NOT
 PROJECT MORE THAN 4 FEET INTO A REQUIRED SETBACK.
  
 4)BOUNDARIES OF THE REAR PATIO SHALL BE CLEARLY
 DEFINED.THE SITE PLAN (SHEET A1) DOES NOT CLEARLY
 SHOW THE REAR PATIO.NOTE:PATIO OR PAVED AREAS SHALL
 DRAIN ADEQUATELY, HOWEVER, MAINTAIN ALL DRAINAGE WITHIN
 THE PROPERTY SO-AS NOT TO DRAIN ONTO ADJACENT
 PROPERTIES.
  
 5)PLEASE SUBMIT A LANDSCAPE PLAN SHOWING COMPLIANCE
 WITH SECTION 94-442 AND 94-445 OF THE ZLDRS.
  
 6)PLEASE INDICATE SQUARE FOOTAGE OF ALL IMPERMEABLE
 SURFACES LOCATED WITHIN THE FRONT YARD (FROM FRONT
 PROPERTY LINE TO THE FRONT BUILDING FACADE).PURSUANT
 TO SECTION 94-482 OF THE ZLDRS: REQUIRED OFF-STREET
 PARKING SPACES FOR LESS THAN FOUR RESIDENTIAL DWELLING
 UNITS SHALL BE LOCATED ON THE PROPERTY ON WHICH THE
 UNITS ARE CONSTRUCTED. REQUIRED PARKING MAY BE LOCATED
 IN A FRONT YARD; HOWEVER, THE LESSER OF 1,000 SQUARE
 FEET OR 75 PERCENT OF THE FRONT YARD AREA MUST BE
 LANDSCAPED. PARKING AREAS LOCATED IN THE FRONT YARD
 SHALL BE SURFACED WITH A SMOOTH, NONDUSTING SURFACE IN
 COMPLIANCE WITH SUBSECTION 33-485(E). IT SHALL BE A
 VIOLATION OF THIS CHAPTER TO PARK ON ANY UNPAVED AREAS
 AS DESCRIBED IN THIS ARTICLE.NOTE: TOTAL IMPERMEABLE
 SURFACE WITHIN THE FRONT YARD SHALL NOT EXCEED 1,125
 SQ.FT..
  
 7)PROVIDE HEIGHT DIMENSIONS ON ELEVATIONS (SHEETS A4
 AND A5) FROM GRADE TO THE MIDPOINT OF THE ROOF'S PITCH.
 NOTE:PURSUANT TO SECTION 94-72 OF THE ZLDRS THIS
 DIMENSION SHALL NOT EXCEED 30 FEET.
  
 8)SHEET A2, A4, AND A5 SHOW A SPA AT THE REAR.IF
 THE SPA IS NOT TO BE INCLUDED IN THE SCOPE OF WORK
 UNDER THIS PERMIT, IT SHALL BE DELETED FROM THE PLANS
 OR LABELED "PERMITTED SEPARATELY."IF THE SPA IS TO BE
 INCLUDED UNDER THIS PERMIT, A SPA DETAIL MUST BE
 PROVIDED SHOWING THE DIMENSIONS AND HEIGHT.
 ADDITIONALLY, SETBACK DIMENSIONS SHALL BE SHOWN FROM
 THE PROPERTY LINES TO THE WATER'S EDGE.A FENCE
 ENCLOSURE WILL BE REQUIRED, AND ANY SPA EQUIPMENT SHALL
 BE SHOWN WITH SETBACK DIMENSIONS TO THE PROPERTY LINES.
 NOTE:PURSUANT TO SECTION 94-304 OF THE ZLDRS: SPA
 MUST MAINTAIN A MINIMUM SETBACK OF 5 FEET TO SIDE AND
 REAR PROPERTY LINES FROM WATER'S EDGE.SPA NOT
 PERMITTED TO BE BUILT WITHIN THE REAR UTILITY
 EASEMENT.
