 FLOOR CITY HALL) IS REQUIRED FOR ALL PROPOSED
 FENCES/WALLS.
  
 NEW COMMENTS:
  
 1)REVISED PLANS SHOWING NEW SCOPE OF WORK SHALL BE
 RESTAMPED/APPROVED BY THE CITY'S HISTORIC PRESERVATION
 DEPARTMENT.
  
 2)NEWLY SUBMITTED PLANS SHOW EXISTING CONCRETE PIER
 AT THE NORTHWEST CORNER OF THE PROPERTY TO BE EXTENDED,
 THIS IS NOT PERMITTED PURSUANT TO THE CITY OF WEST PALM
 BEACH ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS),
 SECTION 94-302(B)(1):
  
 MAXIMUM HEIGHT.IN RESIDENTIAL DISTRICTS, FENCES OR
 WALLS SHALL NOT BE IN EXCESS OF 48 INCHES IN HEIGHT
 WITHIN THE REQUIRED FRONT SETBACK.THE ORIGINAL PLANS
 SHOW THIS EXISTING PIER AT A HEIGHT OF 4 FOOT 7 INCHES,
 THE PIER MAY REMAIN AT ITS EXISTING HEIGHT, HOWEVER,
 MAY NOT BE ALTERED OR INCREASED PURSUANT TO SECTION
 94-513(A)(2) OF THE ZLDRS:
  
 NONCONFORMING STRUCTURES OR BUILDINGS SHALL NOT BE
 IMPROVED, CONSTRUCTED, ENLARGED, OR ALTERED IN ANY
 MANNER TO CREATE A NEW NONCONFORMITY OR TO INCREASE AN
 EXISTING NONCONFORMITY, BUT MAY BE IMPROVED,
 CONSTRUCTED, ENLARGED, OR ALTERED AS LONG AS NO NEW
 NONCONFORMITY IS CREATED OR AN EXISTING NONCONFORMITY
 INCREASED.
  
 ADDITIONALLY, THIS PIER AND SECTION OF WALL APPEAR TO
 CONFLICT WITH THE VISIBILITY TRIANGLE AS REQUIRED BY
 SECTION 94-305(E) OF THE ZLDRS AND CANNOT BE INCREASED
 OR ENLARGED PURSUANT TO THE AFOREMENTIONED
 NONCONFORMING SECTION.
  
 3)NEWLY SUBMITTED PLANS ARE INCONSISTENT.SITE PLAN
 (SHEET SP-1) INDICATES METAL RAILING NOT TO EXTEND PAST
 REQUIRED FRONT SETBACK OF 25 FEET.HOWEVER, EXTERIOR
 PRIVACY WALL FLOOR PLAN AND EXTERIOR PRIVACY WALL
 ELEVATION (SHEET A-1) SHOW THE METAL RAILING EXTENDING
 TO THE EXISTING PIER AT NW CORNER.THIS IS NOT
 PERMITTED PURSUANT TO ALL THE AFOREMENTIONED SECTIONS
