 PLUMBING PLAN REVIEW:
 DENIED:
  
 THE FOLLOWING CORRECTIONS/INFORMATION ARE REQUIRED FOR
 PLUMBING PLAN REVIEW TO MEET CODE COMPLIANCE.
  
 1. SHEET A-4 SANITARY ISOMETRIC RISER DIAGRAM: THE
 PROPOSED SANITARY PLUMBING BEING SHOWN AS TYING INTO
 THE EXISTING TOILET STUB IS ILLEGAL PER FBC-2004,
 PLUMBING, SECTION *909.1
 WET VENT PERMITTED: ONLY THE FIXTURES
 WITHIN THE BATHROOM GROUPS SHALL CONNECT
 TO THE WET-VENTED HORIZONTAL BRANCH
 DRAIN. ANY ADDITIONAL FIXTURES SHALL
 DISCHARGE DOWNSTREAM OF THE WET VENT.
  
 2. SHEET A-4 SANITARY ISOMETRIC RISER DIAGRAM: THE
 WASTE PIPING TO THE WASHING MACHINE IS UNDERSIZED AND
 WILL NEED TO BE INCREASED TO 3 INCH PER (A) *406.3
 WASTE CONNECTIONS.THE TRAP AND
 FIXTURE DRAIN FOR AN AUTOMATIC CLOTHES
 WASHER SHALL BE A MINIMUM OF 2 INCHES
 (51MM) IN DIAMETER. THE AUTOMATIC
 CLOTHES WASHER FIXTURE DRAIN SHALL
 CONNECT TO A BRANCH DRAIN OR DRAINAGE
 STACK A MINIMUM OF 3 INCHES (76MM) IN
 DIAMETER.
  
 (B) *708.7 MINIMUM SIZE. CLEANOUTS SHALL
 BE THE SAME NOMINAL SIZE AS THE PIPE
 THEY SERVE UP TO 4 INCHES (102MM).
 **NOTE: CLEANOUT FOR THE WASHING MACHINE SHALL BE THREE
 INCH (3").
  
 (D) *708.9 ACCESS. ACCESS SHALL BE
 PROVIDED TO ALL CLEANOUTS.
 **NOTE: CLEANOUT FOR THE WASHING MACHINE SHALL BE
 LOCATED FOUR FEET ABOVE FINNISH FLOOR (4' A.F.F.).
  
 3. PER FBC-2004 CHAPTER 1, SECTION *106.3.5.1.3,
 PLUMBING: AN ISOMETRIC POTABLE WATER RISER DIAGRAM IS
 REQUIRED FOR THE PROPOSED WORK FOR BOTH THE HOT AND
 COLD WATER INDICATING THE PIPE SIZES, VALVE LOCATIONS,
 LOCATION OF THE WATER SUPPLY LINE WITH BACKFLOW
 PREVENTER **608, THERMAL EXPANSION CONTROL FOR THE
 WATER HEATER **607.3, AND LOCATION OF THE WATER-HAMMER
 ARRESTORS WHERE QUICK CLOSING VALVES ARE UTILIZED
 (EXAMPLES=WASHING MACHINES, DISHWASHERS, ICE MAKERS)
 **604.9.
  
 4. SHEET A-1 PROPOSED FLOOR PLAN: THE PROPOSED FLOOR
 PLAN IS INDICATING A NEW 50 GAL. ELEC. WATER HEATER
 BEING RELOCATED ABOVE THE CEILING. PROVIDE A DETAIL ON
 HOW THE 500 LBS WATER HEATER IS BEING SUPPORTED ABOVE
 THE CEILING.
  
 5. SHEET A-1 EXISTING OR PROPOSED FLOOR PLAN DOES NOT
 INDICATE A DRINKING FOUNTAIN. PER FBC-2004 W/05 & 06
 REV. PLUMBING TABLE *403.1(2) BUSINESS, A DRINKING
 FOUNTAIN IS REQUIRED AND SHALL BE ACCESSIBLE PER THE
 FOLLOWING ALSO PLEASE INDICATE IF THE EXISTING
 BATHROOMS ARE ACCESSIBLE.
  
 **11-4.15 DRINKING FOUNTAINS AND WATER COOLERS
 (ELAVATION DETAIL REQUIRED WITH THE FOLLOWING
 INFORMATION)
 11-4.15.2 SPOUT HEIGHT. SPOUT HEIGHT 36" TO OUTLET
 MAXIMUM.
 11-4.15.3 SPOUT LOCATION. FRONT OF UNIT, WATER FLOW IN
 TRAJECTORY THAT IS PARALLEL OR NEARLY PARALLEL TO FRONT
 OF THE UNIT, WATER FLOW MINIMUM OF 4" HIGH. ON AN
 ACCESSIBLE OVAL OR ROUND BOWL FLOW OF WAER IS WITHIN 3"
 OF THE FRONT OF FOUNTAIN.
 11-4.15.4 CONTROLS. SHALL BE FRONT MOUNTED OR SIDE
 MOUNTED NEAR FRONT EDGE.
 11-4.15.5 CLEARANCES. KNEE 27" HIGH, & 30" X 48" FLOOR
 SPACE.
 11-4.1.3(10)(A) WHERE ONLY ONE DRINKING FOUNTAIN IS
 PROVIDED ON A FLOOR, THERE SHALL BE A DRINKING FOUNTAIN
 WHICH IS ACCESSIBLE TO INDIVIDUALS WHO USE WHEELCHAIRS
 IN ACCORDANCE WITH SECTION 11-4.15 AND ONE ACCESSIBLE
 TO THOSE WHO HAVE DIFFICULTY BENDING OR STOOPING.(THIS
 CAN BE ACCOMMODATED BY THE USE OF A HI-LO FOUNTAIN OR
 BY SUCH OTHER MEANS AS WOULD ACHIEVE THE REQUIRED
 ACCESSIBILITY FOR EACH GROUP ON EACH FLOOR).
  
 6. THERE WERE NO ENERGY CALCULATIONS SUBMITTED FOR THE
 NEW PROPOSED 50 GAL. WATER HEATER PER CHAPTER 13 ENERGY
 EFFICIENCY SECTION 13-101.0 GENERAL. THIS CODE IS A
 STATEWIDE UNIFORM CODE AND SHALL NOT BE MADE MORE
 STRINGENT OR LENIENT BY LOCAL GOVERNMENT. THE CODE
 PROVIDES FOR A UNIFORM STANDARD OF ENERGY EFFICIENCY
 BY, AT A MINIMUM, SETTING FORTH MINIMUM REQUIREMENTS
 FOR EXTERIOR ENVELOPES, LIGHTING, ELECTRICAL
 DISTRIBUTION, AND SELECTION OF HEATING, LIGHTING,
 VENTILATION, AIR CONDITIONING AND SERVICE WATER HEATING
 SYSTEMS. IT SHALL APPLY TO ALL NEW BUILDINGS, TO
 ADDITIONS TO EXISTING BUILDINGS AND MANUFACTURED HOMES,
 TO RENOVATIONS TO EXISTING BUILDINGS, BOTH PUBLIC AND
 PRIVATE, WITH CERTAIN EXCEPTIONS, TO CHANGES OF
 OCCUPANCY TYPE, TO THE SITE-INSTALLED COMPONENTS AND
 FEATURES OF A MANUFACTURED HOMES AT THEIR FIRST SET-UP,
 AND TO THE INSTALLATION OR REPLACEMENT OF BUILDING
 SYSTEMS AND COMPONENTS WITH NEW PRODUCTS FOR WHICH
 THERMAL EFFICIENCY STANDARDS ARE SET BY THIS CODE. NEW
 BUILDINGS, WITH EXCEPTION OF THOSE EXEMPTED BELOW, AND
 IN ACCORDANCE WITH THE SPECIFIC EXCEPTIONS OF
 INDIVIDUAL SECTIONS SHALL BE DESIGNED TO COMPLY WITH
 SUBCHAPTER 13-4 OR 13-6 OF THIS CODE.
  
 7. PER FC 713.13 (1) THRU (6): A NOTICE OF
 COMMENCEMENT IS REQUIRED FROM THE - PALM BEACH COUNTY
 COURTHOUSE - 4TH FLOOR RECORDING DEPT. 205 N. DIXIE
 HWY., BEFORE A PERMIT CAN BE ISSUED.
