 FBC 2004 CODE FAMILY W/ 2007 SUPPLEMENTS
 FBC CH.1 AS AMENDED BY THE CITY OF WEST PALM BEACH
  
 1. THE AIR DISTRIBUTION SYSTEMS (DUCTWORK) FOR THE NEW
 AC SYSTEMS ARE SHOWN PENETRATING MANY RATED WALL
 ASSEMBLIES IN MANY LOCATIONS THROUGHOUT THE WORK AREA
 WITHOUT PROTECTION OF THE PENETRATIONS. FIRE DAMPERS
 SHALL BE PROVIDED AT THE LOCATIONS PRESCRIBED IN
 ACCORDANCE WITH FBCM 607.5. THE SPECIFIC LOCATION AND
 INSTALLATION DETAILS OF EACH FIRE DAMPER SHALL BE SHOWN
 AND PROPERLY IDENTIFIED ON THE BUILDING PLANS BY THE
 DESIGNER IN ACCORDANCE WITH FBCM 607.8.
 NOTE: PLEASE SEE MARKED-UP PAGE M-1 FOR EXAMPLES OF
 LOCATIONS.
  
 2. PAGE M-1 FLOOR PLAN PROPOSES THE USE OF RETURN AIR
 PLENUM CEILINGS WITH CENTRALIZED RETURN AIR INTAKES. IN
 MANY LOCATIONS RETURN AIR GRILLS ARE SHOWN IN THE
 CEILING TO ALLOW AIR TO TRAVEL BACK TO THE AC UNIT.
 HOWEVER, IN MANY LOCATIONS THE AIR WILL NOT BE ABLE TO
 TRAVEL BACK TO THE UNIT BECAUSE THE SPACE IS ISOLATED
 FROM THE UNIT BY FIRE RATED PARTITIONS WHICH GO FROM
 FLOOR TO UNDERSIDE OF THE ROOF. IT IS NOT POSSIBLE TO
 HAVE BALANCED RETURN UNDER THESE CIRCUMSTANCES.
 PROVISIONS SHALL BE MADE IN BOTH RESIDENTIAL AND
 COMMERCIAL BUILDINGS TO AVOID UNBALANCED AIR FLOWS AND
 PRESSURE DIFFERENTIALS CAUSED BY RESTRICTED RETURN AIR
 IN ACCORDANCE WITH FBCM 601.4.
  
 3. A NEW PLENUM SPACE ABOVE THE CEILING IS BEING
 CREATED WHERE ONE DID NOT PREVIOUSLY EXIST. THE
 EXISTING CONDITIONS FOR EXTERIOR WALLS AND ROOF DECK
 ARE NOT KNOWN AND THE INFORMATION HAS NOT BEEN PROVIDED
 AS PART OF THIS REVISION. PLEASE ADDRESS THE FOLLOWING
 ISSUES:
 A) MATERIALS EXPOSED WITHIN PLENUMS SHALL BE
 NONCOMBUSTIBLE OR SHALL HAVE A FLAME SPREAD INDEX OF
 NOT MORE THAN 25 AND A SMOKE-DEVELOPED INDEX OF NOT
 MORE THAN 50 WHEN TESTED IN ACCORDANCE WITH ASTM E 84.
 FBCM 606.2.2.1.
 B) CAVITIES DESIGNED FOR AIR TRANSPORT SUCH AS
 MECHANICAL CLOSETS, CHASES, AIR SHAFTS, ETC. SHALL BE
 LINED WITH AN AIR BARRIER AND SEALED IN ACCORDANCE WITH
 SECTION 603.9 AND SHALL BE INSULATED IN ACCORDANCE WITH
 TABLE 13-410.1.ABC.2.2 OR TABLE 13-610.1.ABC.2.1 OF
 CHAPTER 13 OF THE FLORIDA BUILDING CODE, BUILDING. THIS
 INCLUDES EXTERIOR WALLS WHICH ARE EXPOSED TO THE
 PLENUM. SEE FBCM 603.9.1 FOR APPROVED AIR BARRIERS.
 C) BUILDING CAVITIES BENEATH A ROOF DECK THAT WILL BE
 USED AS RETURN AIR PLENUMS SHALL HAVE AN INSULATED ROOF
 WITH THE INSULATION HAVING AN R-VALUE OF AT LEAST R-19.
 FBCM 603.8.
  
 4. MECHANICAL EQUIPMENT, APPLIANCES AND SUPPORTS THAT
 ARE EXPOSED TO WIND SHALL BE DESIGNED AND INSTALLED TO
 RESIST THE WIND PRESSURES AS DETERMINED IN ACCORDANCE
 WITH THE FLORIDA BUILDING CODE, BUILDING PER FBCM
 301.13. PROVIDE THE FOLLOWING:
 A) DETAIL FOR ATTACHMENT OF ROOF CURBS TO BUILDING
 STRUCTURE AND ROOFTOP APPLIANCES TO ROOF CURBS WITH
 SUPPORTING WIND LOAD CALCULATIONS. THIS INCLUDES
 ROOFTOP AC UNITS AND EXHAUST FANS.
 B) SUBMITTAL DATA FROM ROOFTOP AC UNIT AND EXHAUST FAN
 MANUFACTURER SHOWING THESE APPLIANCES ARE DESIGNED AND
 MANUFACTURED TO RESIST ANTICIPATED WIND PRESSURES.
  
 5. SHOW MEANS AND LOCATION OF CONDENSATE DISPOSAL.
 CONDENSATE FROM ALL COOLING COILS AND EVAPORATORS SHALL
 BE CONVEYED FROM THE DRAIN PAN OUTLET TO AN APPROVED
 PLACE OF DISPOSAL. CONDENSATE SHALL NOT DISCHARGE INTO
 A STREET, ALLEY OR OTHER AREAS SO AS TO CAUSE A
 NUISANCE IN ACCORDANCE WITH FBCM 307.2.1.
  
 6. AUXILIARY DRAIN PROTECTION IS REQUIRED ON ROOFTOP AC
 UNITS IN ACCORDANCE WITH FBCM 307.2.3. THIS MAY BE
 ACCOMPLISHED BY INSTALLING A WATER LEVEL DETECTION
 DEVICE INSIDE THE UNIT IN THE PRIMARY DRAIN PAN.
  
 7. PROVIDE COOLING LOAD CALCULATIONS FOR NEW AC SYSTEMS
 IN ACCORDANCE WITH FBCB 13-407.1.ABC.1.
  
 8. FRESH AIR SCHEDULES ON REVISED M-3 STILL SHOWS AHU-1
 AND AHU-2 WHEN THESE UNITS HAVE BEEN REPLACED. PROVIDE
 OUTSIDE AIR SCHEDULE WHICH CORRESPONDS WITH THE NEW
 ROOFTOP UNIT SCHEDULE IN ACCORDANCE WITH FBCM TABLE
 403.3.
  
 9. SHUTOFF DAMPER CONTROLS ARE REQUIRED. SHOW
 COMPLIANCE WITH FBCB 13-409.1.ABC.3.3. NOTE #13 CALLS
 FOR MOTORIZED DAMPERS TO CLOSE WHEN UNITS TURN OFF.
 THIS CODE SECTION REQUIRES THE VOLUME DAMPERS TO BE
 CLOSED WHENEVER BUILDING IS IN UNOCCUPIED MODE,
 REGARDLESS OF WHETHER OR NOT THE UNITS ARE RUNNING.
 THIS MAY BE ACCOMPLISHED IN CONJUNCTION WITH OFF-HOUR
 CONTROLS AS REQUIRED BY FBCB 13-407.1.ABC.2.4. SHOW
 COMPLIANCE WITH THESE SECTIONS.
