 FBC 2004 CODE FAMILY W/ 2005 AND 2006 AMENDMENTS FBC
 CH.1 AS AMENDED BY THE CITY OF WEST PALM BEACH
  
 1. BASED ON THE DETERMINATION OF THE BUILDING OFFICIAL,
 APPLICATIONS FOR TENANT IMPROVEMENT PERMITS PRIOR TO
 C.O. OF THE BASE BUILDING REQUIRE SHOP DRAWING REVIEW
 BY THE BASE BUILDING DESIGNER(S) OF RECORD. HAVE
 DESIGNER(S) OF RECORD REVIEW CONSTRUCTION DOCUMENTS
 PRIOR TO RESUBMITTAL AND, IF FOUND SUFFICIENT, AFFIX
 THEIR SHOP DRAWING REVIEW STAMP AND SIGNATURE ON SAID
 DOCUMENTATION.
  
 2. AT THIS TIME THE BUILDING IS NOT EXISTING AS A C.O
 HAS NOT BEEN ISSUED. ADDITIONALLY, THE ENERGY
 CALCULATIONS FOR THE BASE BUILDING ARE BASED ON
 ASSUMPTIONS FOR A SHELL BUILDING UNDER FBC 13-101.1.6.
 UNLESS THE BUILDING IS COMPLETED AS PER ALL ASSUMPTIONS
 MADE IN THE ORIGINAL CODE COMPLIANCE SUBMITTAL, A
 REVISED CODE SUBMITTAL(S) USING METHODS A, B OR C SHALL
 BE SUBMITTED WHEN COMPLETION OF THE BUILDING (OR PART
 OF THE BUILDING) IS PERMITTED.
  
 3. M0.1: IN SEVERAL LOCATIONS, SCHEDULES REFERENCE
 ASHRAE 62-01. NOTE THAT PER FBC 2004 W/ 2006 UPDATES,
 THE CORRECT REFERENCE STANDARD IS ASHRAE 62.1-2004.
 ALSO, THE CODE ALLOWS FOR COMPLIANCE WITH ETHER FBC,M
 TABLE 403.3 OR ASHRAE 62.1-2004. RATHER THAN CITING
 BOTH STANDARDS AT ONCE, ONE METHOD OF COMPLIANCE OR THE
 OTHER SHOULD BE DECLARED ON PLANS. FBC 106.1.1
  
 4. M0.1 FAN SCHEDULE: CONTROL FOR EXHAUST FANS IS
 STATED AS "LIGHT INTERLOCK." EXHAUST FANS IN TOILET
 ROOMS SHALL RUN CONTINUOUS OR WHENEVER AIR IS BEING
 SUPPLIED TO THE SPACE AS ALL AIR SUPPLIED TO SPACES
 REQUIRED TO HAVE MECHANICAL EXHAUST SHALL BE EXHAUSTED
 PER FBC,M 403.2.1.
 NOTE: PROVISIONS SHALL ALSO BE MADE TO ASSURE
 VENTILATION IS PROVIDED WHENEVERA ROOM OR SPACE IS
 OCCUPIED PER FBC,M 401.3.
  
 5. M2.1: EF-1 AND EF-2 DUCTS ARE UNDER POSITIVE
 PRESSURE AND THEREFORE SHALL NOT BE LOCATED IN OR PASS
 THROUGH A PLENUM PER FBC,M 601.3.
  
 6. M2.1 NOTE #8: THIS NOTE INDICATES WALLS ARE ONLY TO
 EXTEND TO CEILING HEIGHT. HOWEVER, FLOOR PLAN AND WALL
 DETAIL ON PG ID-1A SHOW THE WALL BETWEEN ROOMS 103 AND
 104 AS TYPE "B" WHICH IS CONTINUOUS FROM FLOOR TO DECK.
 THIS WILL NOT ALLOW FOR RETURN OF AIR IN PLENUM SPACE
 TO THE AIR HANDLING EQUIPMENT. COORDINATE PLANS AND
 SHOW HOW BALANCED RETURN IS TO BE ACHIEVED IN
 ACCORDANCE WITH FBC,M 601.4.
  
 7. M2.1 GENERAL NOTES: NOTE CALLS FOR NO CEILING IN
 ROOM 104. HOWEVER, FLOOR PLAN SHOWS 24X24 LAY-IN TYPE
 DIFFUSERS AND GRILLS. PLAN ALSO SHOWS HP-1 ABOVE A
 CEILING WITH AN ACCESS PANEL. PLEASE CLARIFY. ALSO, IF
 THERE IS NO CEILING IN ROOM 104, IT MAY BE CONSIDERED
 PART OF THE PLENUM SPACE AND WILL BE SUBJECT TO THE
 RESTRICTIONS OF FBC,M 602.2.1 AND NFPA 90A-02 SEC
 4.3.10.
  
 8. M2.1: SIZES OF LARGE RECTANGLE DUCTS FROM MECH ROOM
 ARE NOT SHOWN ON PLANS. PLEASE CLARIFY AND RESUBMIT.
  
 9. INSTALLATION OF FIRE DAMPERS IN TRANSFER OPENINGS IN
 THE NEW TENANT SEPARATION WALLS MAY INTERFERE WITH THE
 PERFORMANCE OF THE BASE BUILDING SMOKE CONTROL SYSTEM
 AND AS SUCH IS PROHIBITED PER FBC,M 607.2.1. PLEASE
 SHOW MEANS OF APPROVED ALTERMANTIVE PROTECTION FOR
 THESE OPENINGS.
  
 10. M2.1: SOME GRILL AND CFM DESIGNATIONS ARE MISSING
 FROM PLAN IN ROOM 102. PLEASE CORRECT AND RESUBMIT.
  
 11. M2.1: HP-1, PLEASE SHOW SOURCE AND ROUTING OF
 CONDENSER WATER PIPING FOR THE HEAT PUMP. ALSO SHOW THE
 MEANS AND LOCATION OF CONDENSATE DISPOSAL TO BE IN
 COMPLIANCE WITH FBC,M SEC 307.2. NOTE: ALSO SHOW
 COMPLIANCE WITH FBC 13-411.1.ABC.1.4 FOR WATER FLOW
 CONTROLS.
  
 12. M5.1 SOUND BOOT DETAIL: PLEASE REFERENCE THE
 CORRECT CODE UNDER WHICH THIS PROJECT IS DESIGNED (FBC
 2004).
  
 13. ENGINEER HAS NOT USED FULL SIGNATURE TO SIGN/SEAL
 MECHANICAL PLANS AS REQUIRED BY F.S. 471. IT APPEARS
 THAT THE ENGINEER HAS USED INITIALS WHEN COMPARED TO
 THE FULL SIGNATURE WHICH WAS USED TO SIGN/SEAL THE
 PLUMBING PLANS IN THIS SAME SET OF DRAWINGS. PLEASE
 CORRECT AND RESUBMIT.
