 SHALL NOT BE IMPROVED, CONSTRUCTED, ENLARGED, OR
 ALTERED IN ANY MANNER TO CREATE A NEW NONCONFORMITY OR
 TO INCREASE AN EXISTING NONCONFORMITY, BUT MAY BE
 IMPROVED, CONSTRUCTED, ENLARGED, OR ALTERED AS LONG AS
 NO NEW NONCONFORMITY IS CREATED OR AN EXISTING
 NONCONFORMITY INCREASED.
 2)AS THE VALUE OF PROPOSED WORK EXCEEDS 50% OF THE
 VALUE OF THE HOME, LANDSCAPING SHALL BE BROUGHT TO
 CURRENT REGULATIONS, IF NOT ALREADY:FOR SINGLE-FAMILY
 DWELLING UNITS, AT LEAST ONE SHADE, FLOWERING OR FRUIT
 TREE SHALL BE PLANTED FOR EACH 1,200 SQUARE FEET OF
 OPEN SPACE OR PORTION THEREOF. FOR SINGLE-FAMILY
 DWELLING UNITS, AT LEAST ONE SHRUB SHALL BE PLANTED FOR
 EACH 500 SQUARE FEET OF OPEN SPACE OR PORTION THEREOF.
