 CONVERT GARAGE TO STUDIO (U TO R-3)
  
 DENIED BY BUILDING
  
 1) A RECORDED COPY OF THE NOTICE OF
 COMMENCEMENT MUST BE SUBMITTED BEFORE A
 PERMIT CAN BE ISSUED.
  
 2) IMPACT FEES MUST BE PAID TO PALM
 BEACH COUNTY, PLANS STAMPED BY THEM AND
 COPY OF RECEIPT SUBMITTED TO CITY OF
 WEST PALM BEACH BUILDING DEPARTMENT,
 BEFORE A BUILDING PERMIT CAN BE ISSUED.
  
 3) THE OCCUPANCY CLASSIFICATION IS R-3 . PLEASE CORRECT
 ON SHEET A001.
  
 4) THE CONSTRUCTION TYPE IS VB. PLEASE CORRECT ON SHEET
 A001.
  
 5) THE JOB DESCRIPTION IS TO CHANGE OF OCCUPANCY FROM
 UTILITY TO R-3. CONVERT A GARAGE TO A STUDIO. PLEASE
 CORRECT ON SHEET A001.
  
 6)SPECIFY ON THE PLANS WHICH WALLS ARE EXISTING AND
 WHICH ONES ARE NEW.
  
 7) PROVIDE STRUCTURAL DETAILS OF THE 6" CMU WALL
 SHOWING THAT IT COMPLIES TO THE 2004 FBC.
  
 8) SUBMIT MANUFACTURER'S SPECIFICATIONS AND
 INSTALLATION INSTRUCTIONS FOR THE SPRAYED FOAM
 INSULATION.
  
 9) SHOW COMPLIANCE WITH THE FOLLOWING EXISTING BUILDING
 REQUIREMENTS :
 807.2 WIND LOADS.
 BUILDINGS AND STRUCTURES SUBJECT TO A CHANGE OF
 OCCUPANCY WHERE SUCH CHANGE IN THE NATURE OF OCCUPANCY
 RESULTS IN HIGHER WIND IMPORTANCE FACTORS BASED ON THE
 FLORIDA BUILDING CODE, BUILDING TABLE 1604.5, (HIGH
 -VELOCITY HURRICANE ZONES SHALL COMPLY WITH TABLE
 1615.2) SHALL BE ANALYZED AND SHALL COMPLY WITH THE
 APPLICABLE WIND LOAD PROVISIONS OF THE FLORIDA BUILDING
 CODE, BUILDING .
 707.5.1 EVALUATION AND ANALYSIS.
 AN ENGINEERING EVALUATION AND ANALYSIS THAT ESTABLISHES
 THE STRUCTURAL ADEQUACY OF THE ALTERED STRUCTURE SHALL
 BE PREPARED BY A REGISTERED ARCHITECT OR ENGINEER AND
 SUBMITTED TO THE BUILDING CODE OFFICIAL. WHERE MORE
 THAN 30 PERCENT OF THE TOTAL SUM OF FLOOR AND ROOF
 AREAS OF THE BUILDING OR STRUCTURE HAS BEEN OR IS
 PROPOSED TO BE INVOLVED IN STRUCTURAL ALTERATION WITHIN
 A 12-MONTH PERIOD, THE EVALUATION AND ANALYSIS SHALL
 DEMONSTRATE THAT THE ALTERED BUILDING OR STRUCTURE
 COMPLIES WITH THE FLORIDA BUILDING CODE, BUILDING FOR
 WIND LOADING.
 707.5.2 LIMITED STRUCTURAL ALTERATION.
 WHERE NOT MORE THAN 30 PERCENT OF THE TOTAL SUM OF
 FLOOR AND ROOF AREAS OF THE BUILDING IS INVOLVED IN
 STRUCTURAL ALTERATION WITHIN A 12-MONTH PERIOD, THE
 EVALUATION AND ANALYSIS SHALL DEMONSTRATE THAT THE
 ALTERED BUILDING OR STRUCTURE COMPLIES WITH THE LOADS
 APPLICABLE AT THE TIME THE BUILDING WAS CONSTRUCTED.
  
 10) SPECIFY THE RAFTER TO CONC. BEAM CONNECTORS.
  
 11) SHOW COMPLIANCE WITH R311.4.1 EXIT DOOR REQUIRED.
 NOT LESS THAN ONE EXIT DOOR CONFORMING TO THIS SECTION
 SHALL BE PROVIDED FOR EACH DWELLING UNIT. THE REQUIRED
 EXIT DOOR SHALL PROVIDE FOR DIRECT ACCESS FROM THE
 HABITABLE PORTIONS OF THE DWELLING TO THE EXTERIOR
 WITHOUT REQUIRING TRAVEL THROUGH A GARAGE. ACCESS TO
 HABITABLE LEVELS NOT HAVING AN EXIT IN ACCORDANCE WITH
 THIS SECTION SHALL BE BY A RAMP IN ACCORDANCE WITH
 SECTION R311.6 OR A STAIRWAY IN ACCORDANCE WITH SECTION
 R311.5 .
  
 12) EXISTING BUILDING 812.5 ACCESSIBILITY.
 EXISTING BUILDINGS OR PORTIONS THEREOF THAT UNDERGO A
 CHANGE OF GROUP OR OCCUPANCY CLASSIFICATION SHALL
 COMPLY WITH CHAPTER 11 OF THE FLORIDA BUILDING CODE,
 BUILDING. PROVIDE A BATHROOM WITH A 29" CLEAR OPENING
 AS REQUIRED BY FBC CHAPTER 11.
  
 13) SHOW COMPLIANCE WITH R404.1.6 HEIGHT ABOVE FINISHED
 GRADE.
 CONCRETE AND MASONRY FOUNDATION WALLS SHALL EXTEND
 ABOVE THE FINISHED GRADE ADJACENT TO THE FOUNDATION AT
 ALL POINTS A MINIMUM OF 4 INCHES (102 MM) WHERE MASONRY
 VENEER IS USED AND A MINIMUM OF 6 INCHES (152 MM)
 ELSEWHERE.
  
 14) SUBMIT MIAMI-DADE OR STATE OF FLORIDA PRODUCT
 APPROVALS FOR THE WINDOWS, STORM PANELS AND DOORS.
  
 15)WPB ADMIN CODE 106.3* PRODUCT
 APPROVALS. THOSE PRODUCT WHICH ARE
 REGULATED BY DCA RULE 9B-72 SHALL BE
 REVIEWED AND APPROVED IN WRITING BY THE
 DESIGNER OF RECORD PRIOR TO SUBMITTAL
 FOR JURISDICTIONAL APPROVAL.
