 ZONING AND LAND DEVELOPMENT REGULATIONS SECTION
 94-303(B)(2) :
  
 SEC. 94-303. ACCESSORY APARTMENTS PERMITTED WITH EXTRA
 REQUIREMENTS.
 IN THE EVENT A PROPERTY OWNER CAN NOT MEET ANY OF THE
 ADDITIONAL STANDARDS SHOWN IN SUBSECTION (B), SUCH
 WAIVER SHALL REQUIRE APPROVAL BY THE ZONING BOARD OF
 APPEALS AS A CLASS B SPECIAL USE PERMIT.
 (A)ADDITIONAL APPLICATION REQUIREMENTS.
 1.ONLY PERMITTED IN A SINGLE-FAMILY HIGH DENSITY
 (SF14) RESIDENTIAL ZONING DISTRICT.
 2.MINIMUM LOT AREA: 6,000 SQUARE FEET
 (B)ADDITIONAL STANDARDS.
 1.ALL ACCESSORY APARTMENTS MUST COMPLY WITH THE
 DEVELOPMENT STANDARDS FOR RESIDENTIAL ACCESSORY
 STRUCTURES.
 2.LOT WIDTH: 60 FEET
 3.MAXIMUM UNIT SIZE: 800 SQUARE FEET.
 4.SETBACKS: SEE SUBSECTION 94-305(B)(2)
 5.PARKING: ONE PARKING SPACE SHALL BE PROVIDED FOR
 THE APARTMENT AND TWO FOR THE PRINCIPAL STRUCTURE ON
 SITE.
 6.MAXIMUM HEIGHT: ACCESSORY APARTMENTS SHALL NOT
 EXCEED 25 FEET IN HEIGHT.
  
  
 2)IF YOU WANT TO STILL PROCEED A CLASS B SPECIAL USE
 PERMIT WILL NEED TO BE APPROVED THROUGH THE ZBA (ZONING
 BOARD OF APPEALS).YOU CAN CONTACT THE PLANNING
 DEPARTMENT FOR FURTHER INFORMATION ON OBTAINING THIS.

 3)IF THE SPECIAL USE PERMIT IS OBTAINED.2 COPIES
 OF AN UPDATED SURVEY WILL NEED TO BE PROVIDED WITH ALL
 DIMENSIONS OF WORK AND SETBACK DIMENSIONS TO PROPERTY
 LINES.ALSO, A RENTAL LICENSE WILL NEED TO BE OBTAINED
 THROUGH CONSTRUCTION SERVICES ON THE THIRD FLOOR OF
