 1. PURSUANT TO SECTION 94-486 OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS, A TOTAL OF 58 PARKING SPACES,
 INCLUDING 3 HANDICAP PARKING SPACES, ARE REQUIRED FOR
 THE RESTAURANT.THE PROPOSED 56 PARKING SPACES,
 INCLUDING 5 HANDICAP PARKING SPACES, WILL MAKE THE SITE
 INSUFFICIENT IN PARKING.
  
 2. ACCORDING TO THE SITE PLAN DATED NOVEMBER 03, 1994,
 59 PARKING SPACES WERE PROVIDED FOR THE DENNY?S
 RESTAURANT.HOWEVER, NOTES AND ACTUAL CONDITIONS SHOW
 A TOTAL OF 58 PARKING SPACES, TO INCLUDE ONE PARKING
 SPACE OVER THE GREASE TRAP AREA, WHICH IS NOT SHOWN ON
 THE SITE PLAN.
  
 3. ACCORDING TO THE SITE PLAN, THERE ARE 9 PARKING
 SPACES, 10 FEET WIDE EACH, ON THE PARKING ROW ADJACENT
 TO THE DRIVE AISLE ALONG THE WEST SIDE OF THE BUILDING.
 THE CONVERSION OF 4 SPACES INTO 3 HANDICAP SPACES WITH
 2 ACCESS AISLES EXCEED THE SPACE PROVIDED BETWEEN THE
 TERMINAL LANDSCAPE ISLANDS.THE REMAINING 5 REGULAR
 PARKING SPACES SHALL BE RE-STRIPED TO BE 8.5 FEET WIDE
 IN ORDER FOR THIS TO BE FEASIBLE.
  
 4. ACCORDING TO THE SITE PLAN THERE ARE 9 PARKING
 SPACES ALONG THE NORTH PROPERTY LINE, EAST OF THE
 EXISTING DUMPSTER ENCLOSURE.HOWEVER, ACTUAL
 CONDITIONS SHOW 7 PARKING SPACES, WITH A SECOND
 DUMPSTER LOCATED OVER WHAT APPEARED TO HAVE BEEN 2
 PARKING SPACES.DUMPSTER MAY NOT BE PLACED OVER
 REQUIRED PARKING SPACES.IT IS STAFF?S RECOMMENDATION
 THAT THESE PARKING SPACES BE RE-STRIPED TO CREATE 8
 REGULAR PARKING SPACES, 8.5 FEET WIDE EACH, TO CREATE
 ENOUGH AREA FOR THE LOCATION OF A SECOND DUMPSTER WITH
 A DUMPSTER ENCLOSURE.
  
 5. A DUMPSTER ENCLOSURE MEETING SECTION 94-444(B) OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS SHALL BE
 PROVIDED FOR THE SECOND DUMPSTER UNDER A SEPARATE
 PERMIT.
  
 6. IT IS STAFF?S RECOMMENDATION THAT THE PARKING SPACES
 ALONG THE NORTH SIDE OF THE BUILDING SHOULD BE
 RE-STRIPED AND THE ASPHALT RAMP REMOVED TO CREATE A ROW
 OF 6 REGULAR PARKING SPACES, WITH A TRAFFIC LID FOR THE
 GREASE TRAP, TO MEET THE MINIMUM PARKING REQUIREMENT.
  
  
 7. PROVIDE REGULAR PARKING STALL DETAILS MEETING
 SECTION 94-485(J) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 8. PURSUANT TO SECTION 94-443(C)(3)(A) OF THE ZONING
 AND LAND DEVELOPMENT REGULATIONS, THE LANDSCAPE ISLAND
 SHALL CONTAIN AT LEAST ONE SHADE OR FLOWERING TREE.
