 THE FOLLOWING COMMENTS WERE GENERATED FROM THE LAST
 REVIEW AND WERE NOT MET OR RESPONDED TO AS PART OF THE
 RESUBMITTAL:
  
  
 IN ADDITION TO THE ITEMS THAT SHALL BE RESUBMITTED,
 PLEASE RESPOND TO THE FOLLOWING COMMENTS IN WRITING:
  
 1.PROVIDE DIMENSIONS OF WINDOWS ON THE REVISED
 ELEVATIONS AND WHEREVER APPLICABLE.
  
 PURSUANT TO SECTION 94-213 D (5) STOREFRONTS ARE
 REQUIRED ON THE FRONTAGE LINES AND SHALL BE DIRECTLY
 ACCESSIBLE FROM SIDEWALKS. EACH STOREFRONT MUST HAVE
 CLEAR GLAZED AREAS, EQUAL TO A MINIMUM OF 70 PERCENT OF
 ITS FACADE, BETWEEN TWO AND EIGHT FEET FROM THE GROUND.
 IF THE COST OF A RENOVATION MEETS OR EXCEEDS 50 PERCENT
 OF THE ASSESSED VALUE PER THE COUNTY PROPERTY
 APPRAISER'S OFFICE OF THAT AFFECTED PORTION OF THE
 STRUCTURE PRIOR TO THE COMMENCEMENT THEREOF, THE
 RENOVATION MUST COMPLY WITH THE STOREFRONT CODE
 REQUIREMENT FOR CLEAR GLAZED AREAS.
  
 ACCORDING TO PALM BEACH COUNTY PROPERTY APPRAISER, THE
 ASSESSED VALUE OF THE PROPERTY AT 437 NORTHWOOD IS
 $90,703 WHILE THE ESTIMATED VALUE FOR THIS BUILDING
 PERMIT IS $135,650. THEREFORE, THE VALUE OF THE
 RENOVATION EXCEEDS 50 PERCENT OF THE ASSESSED VALUE PER
 THE COUNTY PROPERTY APPRAISER?S CALCULATION AND SECTION
 94-213 D (5) APPLIES.
  
 FURTHERMORE, THE PROPOSED WINDOWS ARE REQUIRED TO MEET
 ARCHITECTURAL STANDARDS PURSUANT TO SECTION 94-213 D
 (7), (8), (9), AND (13).
  
 2. PROVIDE SIGNED AND SEALED LANDSCAPING PLANS.
  
 PURSUANT TO SECTION 94-210 D (8)LANDSCAPE
 REGULATIONS: ALL PROPERTIES SHALL BE BROUGHT INTO
 COMPLIANCE WITH THE LANDSCAPE REGULATIONS PROVIDED IN
 THIS CHAPTER AT SUCH TIME THAT A BUILDING PERMIT IS
 ISSUED FOR WORK VALUED AT $5,000.00 OR MORE. THE
 PLANNING DIRECTOR SHALL HAVE AUTHORITY TO GRANT A
 ONE-TIME, THREE MONTH EXTENSION.
  
 PURSUANT TO SECTION 94-443 B (1)THE APPLICANT IS
 REQUIRED TO PROVIDE A LANDSCAPE BUFFER STRIP AT LEAST
 FIVE FEET WIDE ALONG THE ENTIRE EDGE OF PROPERTY WHEN
 ADJACENT TO A PUBLIC THOROUGHFARE, AND WHEN ADJACENT TO
 NONRESIDENTIAL ZONING DISTRICTS. AS SHOWN ON THE SITE
 PLAN, THERE IS LIMITED OPPORTUNITY FOR LANDSCAPING.
 REVIEW SECTION 94-442 FOR ALTERNATIVES.(SEE ARTICLE
 XIV FOR DETAILED LANDSCAPING SPECIFICATIONS).
  
 3. PROVIDE MECHANICAL EQUIPMENT DIMENSIONS ON SURVEY
 AND DETAIL OF SCREENING IN ORDER TO ILLUSTRATE THAT THE
 NEW EQUIPMENT WILL MEET THE LISTED REQUIREMENTS.
  
 THE PROPOSED MECHANICAL EQUIPMENT (NEW A/C COMP. AS
 SHOWN ON FLOOR PLAN) IS REQUIRED TO MEET SECTION 94-305
 (B)(4) MECHANICAL EQUIPMENT. MECHANICAL EQUIPMENT MAY
 NOT PROJECT MORE THAN FOUR FEET INTO A SETBACK. WINDOW
 AIR-CONDITIONING UNITS MAY NOT PROJECT MORE THAN 18
 INCHES INTO A REQUIRED SIDE SETBACK. IN ADDITION,
 MECHANICAL EQUIPMENT IS REQUIRED TO MEET SECTION 94-213
 (D)(15)MECHANICAL SYSTEMS AND SATELLITE AND
 COMMUNICATION DEVICES SHALL BE SCREENED FROM VIEW BY
 LANDSCAPING OR BUILT ELEMENTS DESIGNED AS AN INTEGRAL
 PART OF THE BUILDING ARCHITECTURE.
  
 4. PROVIDE PROPOSED FENCE DETAIL AS PART OF YOUR
 RESUBMITTAL.
  
 FENCING IS NOTED ON THE PERMIT DESCRIPTION BUT THERE
 ARE NO PLANS ILLUSTRATING THE PROPOSED FENCING. PLEASE
 NOTE THAT THE PROPOSED FENCE MUST MEET SECTION 94-213 D
 (3). THE EXISTING FENCE DOES NOT MEET CODE.
  
 5. PROVIDE INFORMATION ON THE PROPOSED USE THAT WILL
 OCCUPY THE STRUCTURE.
  
 6. IS SIGNAGE PROPOSED? IF SO, PLEASE BE ADVISED THAT
 ALL PROPOSED SIGNAGE MUST MEET THE STANDARDS OF SECTION
