 1) AS THE PROPOSED BUILDING ADDITION IS GREATER THAN
 1,000 SQUARE FEET, AN INFORMAL SITE PLAN REVIEW IS
 REQUIRED.
  
 **PLEASE NOTE THAT THE FOLLOWING COMMENTS RELATE ONLY
 TO THE MATERIAL SUBMITTED FOR PERMITTING, MORE COMMENTS
 MAY BE GENERATED ONCE A COMPLETE APPLICATION FOR AN
 INFORMAL SITE PLAN REVIEW IS SUBMITTED.**
  
 2) A SIDE SETBACK OF 5 FEET IS REQUIRED FROM THE
 PROPERTY LINE ALONG AVENIDA ALEGRE.
  
 3) AS SHOWN, THE PROPOSED BUILDING INTRUDES INTO THE 20
 FOOT SAFE SIGHT TRIANGLE. THIS AREA MUST REMAIN
 UNOBSTRUCTED FROM 18-INCHES TO 8 FEET ABOVE GRADE.
  
 4) A 15 FOOT SETBACK IS REQUIRED FROM A RESIDENTIAL
 ZONING DISTRICT. THE RESIDENTIAL ZONING DISTRICT BEGINS
 AT A POINT 100 FEET WEST OF THE SOUTH DIXIE
 RIGHT-OF-WAY; THIS PUTS THE PROPOSED NEW STRUCTURE ONLY
 2 FEET FROM THE RESIDENTIAL ZONING DISTRICT.
  
 5) AS PROPOSED, THE MECHANICAL EQUIPMENT WILL BE
 LOCATED WITHIN THE AREA OF THE PROPERTY THAT CARRIES A
 RESIDENTIAL ZONING DISTRICT. THIS EQUIPMENT MUST BE
 RELOCATED OUTSIDE OF THAT AREA.
  
 6) PROPOSED IMPROVEMENTS EXCEED 50% OF THE VALUE OF THE
 STRUCTURE. AS SUCH, THE SITE MUST BE BROUGHT INTO
 COMPLIANCE WITH THE LANDSCAPING REGULATIONS. PLEASE SEE
 ARTICLE XIV FOR SPECIFIC REQUIREMENTS.
