 1. CRUSHED STONE DRIVEWAY NOT ALLOWED, MUST BE A SMOOTH
 NONDUSTING SURFACE (PAVERS, ASPHALT, CONCRETE).
 2. SEPARATE PERMIT MUST BE PULLED FOR THE NEW PRIVACY
 WALL/FECE, WITH EASEMENT APPROVAL FROM THE CITY OF WEST
 PALM BEACH UTILITY DEPT. WALL DETAIL MUST BE SUBMITTED
 WITH PLANS, SHOWING THE ELEVATION.
 3. THE CBS WALL MUST MEET THE REQUIRED SIDE SETBACK OF
 12.5FT FROM THE SIDE PROPERTY LINE OF SOUTH OLIVE
 ATTACHED TO THE EXISTIN STRUCTURE.
 4. THE EXISTING STRUCTURE IS NON-COFORMING, DOES NOT
 MEET THE REQUIRED REAR SETBACK (10% OR 15FT OF LOT
 DEPT).
 5. SEC 94-513(2) NONCONFORMING STRUCTURES OR BUILDINGS
 SHALL NOT BE IMPROVED, CONSTRUCTURED, ENLARGED, OR
 ALTERED IN ANY MANNER TO CREATE A NEW NONCONFORMITY,
 BUT MAY BE IMPROVED, CONSTRUCTED, ENLARGED, OR ALTERED
 AS LONG AS NO NEW NONCONFORMITY IS CREATED OR AN
 EXISTING NONCONFORMITY IS INCREASED.
 6. SEC 94-513(1)D NONCONFORMING USES WITH NO ADVERSE
 IMPACTS PROVIDED THE COSTS INCURRED WITHIN ANY 12-MONTH
 PERIOD SHALL NOT EXCEED 50% OF THE VALUE OF THE
 STRUCTURE OR BUILDING PRIOR TO THE COMMENCEMENT
 THEREOF.PLEASE PROVIDE A COPY OF THE APPRAISED
 STRUCTURE EXISTING.
 7. THE SURVEY INDICATE THE REAR STRUCTURE AS GARAGE,
 BUT PLANS SHOWS IT AS A SEPARATE LIVING SPACE THAT IS
 SEPARATE WITH A SOLID WALL, PLEASE PROVIDE PROOF OF
 PERMIT & PLANS FOR THE APPROVAL OF THE SEPARATE LIVINGS
 SPACE THAT HAS NO INTERIOR ACCESS, JUST EXTERIOR
 ACCESS. CANNOT HAVE A SEPARATE LIVING SPACE. STRUCTURE
 IS APART OF THE MAIN HOUSE.ALL ROOMS MUST HAVE
 INTERIOR ACCESS WITHIN THE STRUCTURE.
