 1) SITE PLAN APPROVAL LETTER EXPIRED ON
 JUNE 25, 2006.AN EXTENSION MAY BE
 REQUESTED TO THE PLANNING AND ZONING
 DEPARTMENT.
  
 2) WALLS/FENCES WITHIN THE FRONT SETBACK
 SHALL NOT EXCEED 48 INCHES IN HEIGHT.
 AN ADDITIONAL 10% IS PERMITTED FOR
 DECORATIVE ELEMENTS ONLY.
  
 3) THE SITE DATA TABLE CALCULATES A
 DUMPSTER ALONG WITH WALKWAYS, DRIVEWAYS,
 ETC.NO DUMPSTER IS SHOWN ON THE SITE
 PLAN.IT APPEARS THAT GARBAGE WILL BE
 COLLECTED BY CURB-SIDE CANS.PLEASE
 PROVIDE A LETTER FROM THE CITY'S
 SANITATION DEPARTMENT APPROVING THE
 CURB-SIDE PICK-UP.
  
 4) PLEASE INDICATE THE LOCATION OF ALL
 A/C AND OTHER MECHANICAL EQUIPMENT.IF
 GROUND-LEVEL, LANDSCAPE PLANS SHALL ALSO
 INDICATE SUCH EQUIPMENT AND SHALL BE
 ADJUSTED TO ACCOMODATE THEIR LOCATIONS.
  
 5) WALL/FENCES/LANDSCAPING SHALL NOT BE
 PLACED WITHIN THE VISIBILITY TRIANGLES.
 NO OBSTRUCTION SHALL BE PLACED BETWEEN A
 HEIGHT OF 18 INCHES AND 8 FEET WITHIN
 SUCH TRIANGLE.
  
 6) THE LOCATIONS DESIGNATED AS THE
 "PROPERTY LINE" DO NOT CORRESPOND WITH
 THE RECORDED PLAT.PLEASE INDICATE ALL
 PROPERTY LINES IN THEIR APPROPRIATE
 LOCATIONS.
  
 7) BALCONIES, ROOF OVERHANGS, ETC. SHALL
 NOT EXTEND MORE THAN 3 FEET INTO ANY
 REQUIRED SETBACK.
  
 8) PLEASE PROVIDE A DETAIL OF THE 4 FOOT
 HIGH DECORATIVE WALL ADJACENT TO THE
 PARKING.
  
 9) THE SITE PLAN INDICATES 3 STORIES AND
 40 FEET IN HEIGHT...THE DATA TABLE AND
 ELEVATIONS INDICATE 35 FEET...PLEASE
 CLARIFY OR MAKE THEM CONSISTENT.
  
 10) AN ACCESS EASEMENT MAY BE REQUIRED
 FOR THE SIDEWALK ADJACENT TO THE
 ALLEYWAY.
  
 11) PLEASE CLARIFY OR NOTE THE DASHED
 LINES THAT EXTEND INTO THE FRONT
 SETBACK.ARE THESE THE LOCATIONS OF
 BALCONIES, ETC.?IF SO, THEY DO NOT
 APPEAR TO MATCH THE ELEVATIONS.
  
 12) A PHOTOMETRIC PLAN SHALL BE
 SUBMITTED FOR ANY/ALL EXTERIOR LIGHTING
 (I.E. PARKING LOT) AND SHALL BE
 REFLECTED AND SHIELDED AWAY FROM THE
 ADJACENT PROPERTIES AND SHALL NOT EXCEED
 0.5 FOOTCANDLES AT THE PROPERTY LINES.
  
 13) THE PARKING DETAIL ON THE SITE PLAN
 SHALL MEET THE MINIMUM DIMENSIONS OF
 SECTION 94-485 OF THE CITY'S ZONING AND
 LAND DEVELOPMENT REGULATIONS (I.E.
 DISTANCE BETWEEN STRIPING, ETC.).SEE
 ATTACHED DETAIL.
  
 14) PLEASE SHOW THE PROPERTY LINES ON
 ALL ELEVATIONS.
  
 15) THE FRONT AND SIDE ELEVATIONS DO NOT
 APPEAR TO CORRESPOND.NOT ALL ROOF
 OVERHANGS, NOR BALCONIES, ARE SHOWN ON
 THE SIDE ELEVATIONS.
  
 16) THE NOTES/DETAILS ON THE PAVEMENT
 MARKING AND SIGNAGE PLAN SHALL CONFORM
 TO THE CITY OF WPB, NOT PBC WITH
 REGARDING TO THE STRIPING OF PARKING
 SPACES, ETC.
  
 17) THE ENGINEERING SITE PLAN, AND ALL
 ASSOCIATED PLANS, DO NOT MATCH THE SITE
 PLAN (I.E. THE SIDEWALK FROM LAKE AVENUE
 ALONG THE ALLEY, ETC.).
  
 18) THE LANDSCAPE PLANS DO NOT MATCH THE
 SITE PLAN (I.E. THE SIDEWALK FROM LAKE
 AVENUE ALONG THE ALLEY, ETC.).
  
 19) THE LABELS ON THE LANDSCAPE PLAN DO
 NOT ACCURATELY POINT TO THE CORRECT
 SYMBOL.CONSIDER USING A LARGER SCALE
 AND DIFFERENT SYMBOLS FOR DIFFERENT
 SPECIES.THE CURRENT PLAN IS VERY
 DIFFICULT TO COMPREHEND.
  
 20) NO PLANTING SHALL OCCUR WITHIN THE
 VISIBILITY TRIANGLES BETWEEN A HEIGHT OF
 18 INCHES AND 8 FEET.
  
 21) THE OPEN SPACE CALCULATION (LOT AREA
 MINUS BUILDING FOOTRPINTS) SHALL BE
 PROVIDED ON THE SITE PLAN.VERIFY THAT
 THIS MATCHES WITH THE LANDSCAPE PLAN AND
 ADJUST COUNTS ACCORDINGLY.
  
 22) LANDSCAPING APPEARS TO BE IN
 CONFLICT WITH DRAINAGE, WATER AND SEWER
 LINES.ADDITIONALLY, TREES SHALL NOT BE
 LOCATED WITHIN UTILITY EASEMENTS.
 VERIFY WITH THE CITY'S PUBLIC
 UTILITIES/ENGINEERING DEPARTMENTS.
  
 23) THE LANDSCAPE DATA TABLE DOES NOT
 MATCH THE COUNTS IN THE PLANT LIST.
  
 24) ANY OLD SHEETS THAT RESULT FROM
 REVISIONS SHALL BE INDICATED WITH VOID
 AND SHALL BE REMOVED FROM THE SETS.
 ONLY 1 SET OF VOID PLANS SHALL BE
 RETAINED WITH THE SUBMITTAL FOR
 REFERENCE.
