 AS INDICATED IN PREVIOUS REVIEWS, THE
 SUBJECT COMMERCIAL PROPERTY IS LOCATED
 WITHIN A RESIDENTIAL ZONING DISTRICT AND
 IS CONSIDERED A NONCONFORMING STRUCTURE
 AND MAJOR USE NONCONFORMITY...SUBJECT TO
 ARTICLE XVI OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS.
  
 ALTERATIONS AND REPAIRS ARE LIMITED TO
 THE FOLLOWING:
  
 A) REPAIRS RELATED TO DAMAGE THAT WAS A
 RESULT OF A NATURAL DISASTER (I.E.
 HURRICANE) WITHIN THE LAST 12 MONTHS.
 THIS REQUIRES PROVIDING PROOF TO THE
 CITY THAT THE REPAIRS ARE REQUIRED AS A
 RESULT OF THE NATURAL DISASTER
 (INSURANCE CLAIMS, ETC.).
  
 B) ALTERATIONS AND/OR REPAIRS ARE
 PERMITTED SO LONG AS THEY DO NOT CREATE
 A NEW NONCONFORMITY OR INCREASE AN
 EXISTING NONCONFORMITY AND ARE LIMITED
 TO 50% OF THE VALUE OF THE STRUCTURE.
 THE VALUE MAY BE DETERMINED BY MEANS OF
 THE COUNTY PROPERTY APPRAISER OR BY A
 PRIVATE APPRAISAL.THIS LIMITATION
 APPLIES TO ALL ALTERATIONS/REPAIRS
 OUTSIDE OF THAT RESULTING FROM A NATURAL
 DISASTER.
