2023-05-23 15:46:10THIS PERMIT IS IN REGARDS TO A CODE VIOLATION WHERE THE
 PROPERTY WAS CITED FOR NOT FOLLOWING ITS APPROVED
 LANDSCAPE PLAN BACK IN 2002. YOUR OPTIONS ARE TO FOLLOW
 THE APPROVED LANDSCAPE PLANS OR APPLY FOR A NEW PERMIT
 THAT IS TO CODE AND SHOW THE PROPERTY IS UP TO CODE.
  
 1) THE PLANS PROVIDED LIST THE PROPERTY AS SINGLE
 FAMILY RESIDENTIAL. THE PROPERTY IS ZONED NC
 (NEIGHBORHOOD COMMERCIAL). THE MINIMUM REQUIRED OPEN
 SPACE IS 40 PERCENT AND THE MINIMUM REQUIRED LANDSCAPE
 SPACE IS 15 PERCENT. PLEASE PROVIDE THE CORRECT
 TABULATION ON PLANS CLEARLY DISPLAYING THE RELEVANT
 STATISTICAL INFORMATION NECESSARY FOR THE EVALUATION OF
 COMPLIANCE WITH THE PROVISIONS OF THE CODE.
  
 2) AT LEAST ONE SHADE TREE SHALL BE PLANTED FOR EACH
 1,500 SQUARE FEET OF REQUIRED OPEN SPACE OR PORTION
 THEREOF. AT LEAST ONE FLOWERING TREE SHALL BE PLANTED
 FOR EACH 6,000 SQUARE FEET OF REQUIRED OPEN SPACE OR
 PORTION THEREOF. REQUIRED TREES MAY BE PLANTED AT
 UNIFORM INTERVALS, AT RANDOM, OR IN GROUPINGS. THE
 CALCULATION OF TREES FOR THIS PROVISION MAY INCLUDE
 THOSE REQUIRED FOR BUFFERING, SCREENING, OR TO IMPROVE
 AESTHETICS WITHIN THE SITE. PLEASE SHOW ON PLANS WHAT
 IS REQUIRED AND PROVIDED.
  
 3) AT LEAST ONE SHADE OR FLOWERING TREE SHALL BE
 PLANTED IN A REQUIRED BUFFER FOR EACH 30 LINEAR FEET OR
 PORTION THEREOF. REQUIRED SHADE OR FLOWERING TREES MAY
 BE PLANTED AT INTERVALS OR MAY BE CLUSTERED IF
 CLUSTERING IMPROVES THE EFFECTIVENESS OF THE BUFFER.
 CLUSTERING OF REQUIRED TREES SHALL BE SUBJECT TO CITY
 APPROVAL. IF THERE IS ADDITIONAL LANDSCAPE AREA
 ADJACENT TO THE BUFFER STRIP, REQUIRED TREES MAY BE
 PLACED ADJACENT TO THE BUFFER STRIP TO ALLOW A GREATER
 AREA FOR TREE DEVELOPMENT. PLEASE SHOW ON PLANS WHAT IS
 REQUIRED FOR BUFFER AND WHAT IS PROVIDED FOR EACH
 FRONTAGE.
  
 4) 75 PERCENT OF TRES IN PLANTER ISLANDS MUST BE
 CATEGORY 1 SHADE TREES. PALMS CANNOT BE USED IN
 PLANTERS TO SUBSTITUTE CANOPY TREES.
