 WITHIN THE BOUNDARIES OF THE NORTHWOOD SQUARE
 DEVELOPMENT.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO THE
 ISSUANCE OF THE PHASE 1 APPROVAL:
  
 1) UPDATED REPEAT COMMENT: THE ARCHITECTURAL SITE PLAN
 AND THE FOUNDATION/GROUND LEVEL FRAMING PLAN SHEETS
 PROVIDED WITH THIS PERMIT DO NOT MATCH THE LATEST SITE
 PLAN FOR BUILDING A CURRENTLY UNDER REVIEW AS PART OF
 THE FORMAL SITE PLAN. NEITHER OF THESE PLANS WERE
 UPDATED TO ADDRESS THE STAFF COMMENTS DATED JANUARY 6,
 2023. THE STRUCTURAL COLUMNS SHOWN ON THESE PLANS DO
 NOT MATCH THE LOCATIONS THAT ARE SHOWN ON THE SITE PLAN

 BUILDING A ONLY; HOWEVER, THE PERMIT ENCOMPASSES THE
 ENTIRE NORTHWOOD COMMONS DEVELOPMENT BOUNDARY, WHICH
 INCLUDES BOTH BUILDINGS B AND C, AS A PHASED
 DEVELOPMENT. THE CURRENT REVIEW INCLUDES THE BUILDING A
 FOUNDATION/GROUND LEVEL FRAMING PLAN, THE ARCHITECTURAL
 SITE PLAN COVERING THE ENTIRE PROPERTY, AND THE PHASING
 PLAN COVERING THE 3 BUILDINGS.
  
 1) THE PHASING PLAN NEEDS TO BE DRAWN FOLLOWING THE
 PROPERTY LINES (IE. EXCLUDING THE RIGHTS-OF-WAYS) TO
 CLEARLY SHOW WHERE THE WORK WILL BE PERFORMED ON
 PRIVATE PROPERTY (THE NOTE ON THE PLAN IS NOT
 SUFFICIENT). UPON APPROVAL OF A RIGHT-OF-WAY PERMIT
 THAT PERMITS WORK WITHIN A SPECIFIC PORTION OF A CITY
 RIGHT-OF-WAY, THE SPECIFIC PHASE LINE CAN BE EXTENDED
 TO ENCOMPASS THE SPECIFIC RIGHT-OF-WAY AREA THROUGH THE
 APPROVAL OF A PERMIT REVISION. CURRENTLY, CITY
 ENGINEERING HAS NOT ISSUED A RIGHT-OF-WAY PERMIT TO USE
 THE RIGHTS-OF-WAY WITHIN THE PROJECT BOUNDARIES. THE
 APPROVED RIGHT-OF-WAY PERMIT, INCLUDING THE SITE PLANS,
 MUST BE UPLOADED PRIOR TO A PHASE LINE BEING SHOWED
 OVER A RIGHT-OF-WAY.
  
 2) BASED ON THE REQUIREMENT FOR A PERMIT FOR EACH
 INDIVIDUAL PARCEL, THE PHASE LINE BETWEEN PHASE 1 AND 2
 NEEDS TO FOLLOW PARCEL LINES SO THAT THE ENTIRE PARCEL
 IS COVERED BY ONE PHASE.
  
 3) THIS PERMIT WILL ONLY PERMIT THE VIBRO WORK FOR
 PHASE 1. PHASES 2, 3 AND 4 WILL REQUIRE A REVISION TO
 THE PERMIT BEFORE COMMENCING.
  
 4) NO WORK MAY OCCUR WITHIN THE RIGHTS-OF-WAY IN PHASE
 1 UNTIL THE CITY UTILITIES ARE NO LONGER ACTIVE. THE
 PERMIT REVISION TO MOVE THE PHASE 1 LINE TO INCLUDE THE
 RIGHTS-OF-WAY INCLUDED ON AN APPROVED RIGHT-OF-WAY
 PERMIT MUST ALSO BE ACCOMPANIED BY VERIFICATION FROM
 THE CITY'S ENGINEERING DIVISION THAT THE UTILITIES
 WITHIN THE SPECIFIC RIGHT-OF-WAY ARE NO LONGER ACTIVE.
 THE APPROVAL MUST BE PROVIDED WITH THE PERMIT REVISION
 SUBMITTAL TO CHANGE THE PHASE LINE.
  
 5) THE SOUTH PORTION OF PHASE 1 IS SHOWN IN THE
 EXISTING PINEWOOD AVENUE RIGHT-OF-WAY. SINCE WORK MAY
 NOT OCCUR IN THE PINEWOOD AVENUE RIGHT-OF-WAY UNTIL THE
 EXISTING CITY UTILITIES ARE NO LONGER ACTIVE, THIS AREA
 MUST BE EXCLUDED FROM PHASE 1. PINEWOOD AVENUE HAS
 MAJOR CITY UTILITIES.
  
 6) THE ARCHITECTURAL SITE PLAN PROVIDED WITH THIS
 PERMIT DOES NOT MATCH THE SITE PLAN FOR BUILDING A
 CURRENTLY UNDER REVIEW AS PART OF THE FORMAL SITE PLAN.
  
 A. THE DIMENSION FOR THE 5,510 SF RETAIL SPACE ALONG
 THE WEST SIDE OF NEW PINEWOOD IS INCORRECT.
