 THE PROPOSED RETAINING WALL/PLANTER HAS A DUAL PURPOSE,
 SERVING AS A BENCH FOR RESTING AND SPECTATING. SEE
 SECTION 903; BENCH HEIGHT COMPLIES WITH ACCESSIBLITY
 REQUIREMENTS BUT NO BACK SUPPORTS SHOWN. EITHER REVISE
 TO COMPLY WITH SECTION 903 AND SHOW LOCATION(S), OR
 PROVIDE RATIONALE FOR NOT PROVIDING ACCESSIBLE BENCHES.
 IF BENCH BACKS ARE NOT ADDED, PLEASE CONTACT ME PRIOR
 TO RESUBMITTAL TO DISCUSS.
  
 2. FBC 1612.1, THE PROPOSED IMPROVEMENT IS LOCATED IN A
 SPECIAL HAZARD FLOOR AREA. NO ELEVATIONS WERE PROVIDED
 ON THE SITE PLAN.
  
 IF THE PROPOSED IMPROVEMENT IS ENTIRELY ABOVE THE
 DESIGN FLOOD ELEVATION REQUIRED, (BFE PLUS FREEBOARD OF
 6"), RESISTANCE TO FLOOD LOADS IS NOT REQUIRED.
  
 IF THE PROPOSED IMPROVEMENT IS BELOW THE DESIGN FLOOD
 ELEVATION, REVISE THE PLAN TO DEMONSTRATE THAT THE WALL
 HAS BEEN DESIGNED TO RESIST THE EFFECTS OF FLOOD
 HAZARDS AND FLOOD LOADS. AS THIS IS A RETAINING WALL,
 IT IS NOT CLEAR WHETHER THE ISSUE OF SATURATION HAS
 BEEN CONSIDERED IN THE DESIGN.
  
 REVISE PLAN OR SITE PLAN TO INCLUDE ELEVATIONS. IF
 FLOOD RESISTANCE IS REQUIRED, REVISE PLAN TO INCLUDE
 DESIGN CRITERIA.
