 1. REPEAT COMMENT: DUE TO THE CHANGES TO THE APPROVED
 SITE PLAN, A MINOR AMENDMENT TO THE AUSTRALIAN AVENUE
 OFFICE PARK COMMERCIAL PLANNED DEVELOPMENT IS REQUIRED.
 THIS IS SUBMITTED TO THE CITY'S PLANNING DIVISION
 SEPARATELY FROM THE BUILDING PERMIT.
  
 2. A FULL REVIEW OF THE PLANS WILL BE COMPLETED AS PART
 OF THE MINOR AMENDMENT PROCESS; HOWEVER, THE FOLLOWING
 QUICK OBSERVATIONS WERE MADE DURING THE ZONING REVIEW:
  
 A. THE HC SPACES ARE ONLY SHOWN AT 17 FEET DEEP, NOT 18
 AS REQUIRED BY CODE.
  
 B. THE CREATION OF THE NEW GENERATOR AREA ALSO CREATES
 A NEW TERMINAL LANDSCAPE ISLAND FOR THE PARKING ROW TO
 THE WEST OF THE GENERATOR AREA. THE TERMINAL ISLAND
 SHALL CONTAIN A MINIMUM OF FIVE (5) FEET OF PLANTING
 AREA WIDTH WITH A SHADE OR FLOWERING TREE.
  
 C. THE NEW PARALLEL PARKING SPACE WEST OF THE ENTRANCE
 REQUIRES A TERMINAL LANDSCAPE ISLAND WITH A SHADE OR
 FLOWERING TREE.
  
 D. THE NEW LANDSCAPE ISLAND TO THE WEST OF THE NEW
 PARALLEL PARKING SPACE TO THE WEST OF THE ENTRANCE
 SHALL BE THE FULL LENGTH OF THE ADJACENT ROW OF 90
 DEGREE PARKING SPACES.
  
 E. THERE IS A HEAVY BLACK LINE AROUND THE ENTIRE
 GENERATOR SCREEN WALL HEDGE. IF THIS IS TO DESIGNATE
 THE D CURB, PLEASE NOTE THAT THE D CURB IS NOT REQUIRED
 ADJACENT TO THE SCREEN FENCE.
  
 F. THE CITY REQUIRES THAT ALL NEW HEDGE MATERIAL BE
 INSTALLED AT A MINIMUM OF 24 INCHES IN HEIGHT, NOT 18
 INCHES AS STATED ON THE PLAN.
  
 3. DUE TO THE INSTALLATION OF NEW PARKING ISLANDS,
 WHICH ALL REQUIRE A SHADE OR FLOWERING TREE, A
 LANDSCAPE PERMIT WHICH INCLUDES A LANDSCAPE PLAN SIGNED
 AND SEALED BY A LANDSCAPE ARCHITECT IS REQUIRED.
  
 4. THE FOLLOWING SEPARATE PERMITS, WITH PLANS, WILL BE
 REQUIRED BASED ON THE NEW SITE LAYOUT:
  
 A. PARKING LOT STRIPING.
 B. FENCE PERMIT FOR THE GENERATOR ENCLOSURE.

 1. A MINOR AMENDMENT TO THE AUSTRALIAN AVENUE OFFICE
 PARK COMMERCIAL PLANNED DEVELOPMENT IS REQUIRED.
  
 2. PROVIDE A SITE PLAN SHOWING THE SOUTHEAST QUADRANT
 OF THE PROPERTY. THE SITE PLAN SHALL SHOW THE
 GENERATOR, THE SURROUNDING PARKING, THE DRIVE AILSE,
 THE BUILDING, THE PROPERTY LINES, AND THE GENERATOR
 ENCLOSURE. THE PLANS SHALL BE TO SCALE AND SHOW
 DIMENSIONS FOR ALL FEATURES.
  
 3. THE PLANS DO NOT SHOW A GENERATOR ENCLOSURE WHICH
 COMPLIES WITH SEC. 94-444(B) OF THE ZONING CODE. NOTE
 THAT THE GENERATOR MUST BE SCREENED BY AN OPAQUE WALL.
 CHAIN LINK WITH SLATS IS NOT PERMITTED. THE WALL SHALL
 HAVE LANDSCAPE AT ITS BASE, EVERYWHERE EXCEPT AT THE
 GATE OPENING. THE LANDSCAPING AROUND THE GENERATOR MUST
 BE PROTECTED FROM VEHICULAR ENCROACHMENT BY A "TYPE D"
 CURB. THE PLANS MUST SPECIFY THE PLACMENT OF THE
 SHRUBS, QUANTITY, SIZE, AND SPECIES. SHRUBS AND HEDGES
 MUST BE PLANTED AT 2 FEET ON CENTER.
  
 4. THE ENCLOSURE SHALL SCREEN THE FULL HEIGHT OF THE
 GENERATOR, INCLUDING THE TOP OF THE EXHAUST STACK.
  
 5. IF ANY PARKING SPACES ARE TO BE REMOVED DUE TO THE
 PLACEMENT OF THE GENERATOR, THEN THE SITE PLAN SHALL
 VERIFY THAT THERE IS SUFFICIENT PARKING FOR THE
 BUILDING.
