 1. PURSUANT TO SECTION 94-443 (C) (5) (A), LANDSCAPE
 AREAS SHALL BE SEPARATED FROM VEHICULAR USE AREAS BY
 NON-MOUNTABLE, CONCRETE CURBING OF THE TYPE
 CHARACTERIZED AS "TYPE D". IF YOU ARE USING CAR, YOU DO
 NOT NEED TO PROVIDE CURBING AT THE HEAD OF THE PARKING
 STALLS. THE SITE PLAN SHOWS THE USE OF CURBS AND
 CARSTOPS. PLEASE PROVIDE THE CITY APPROVED STRIPING
 DETAIL AND THE CURBING AND CAR STOP DETAILS.
  
 2. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (D),
 PRIVATE LAND AND PUBLIC RIGHTS-OF-WAY BETWEEN STREET OR
 SIDEWALK SURFACES AND REQUIRED BUFFER STRIPS AND
 LANDSCAPED OPEN SPACE AREAS SHALL BE PLANTED WITH
 GRASS. GRASS AREAS SHALL BE SODDED. UNLESS THE EXISTING
 SOD IN THE REAR OF THE SITE IS IN A HEALTHY CONDITION
 AND WEED FREE, IT WILL NEED TO BE REPLACED. IN
 ADDITION, MULCH IS STILL SHOWN BEHIND UNIT 2E.
  
 3 THE SITE PLAN SHOWS THAT THE PARKING AREA AND OTHER
 VEHICULAR USE AREAS WILL BE REPAVED. WHEN THIS OCCURS,
 THE ENTIRE LANDSCAPING ON SITE IS REQUIRED TO BE
 BROUGHT UP TO MEET THE CURRENT CODE REQUIREMENTS.
  
 4. REPEAT COMMENT: PURSUANT TO SECTION 94-443 (C) (2),
 VEHICULAR USE AREAS SHALL BE SCREENED FROM
 THOROUGHFARES AND RESIDENTIAL USES AND DISTRICTS BY A
 LANDSCAPE BUFFER OF AT LEAST FIVE FEET IN WIDTH,
 EXCLUDING ANY REQUIRED CURBING. SHADE TREES MUST BE
 PLANTED AT 30-FOOT INTERVALS. TWO TREES ARE REQUIRED IN
 THE LANDSCAPE STRIP, ADJACENT TO PARK PLACE (ONE ON
 BOTH SIDES OF THE ACCESS APRON). PARKING STALLS NEED TO
 BE A MINIMUM OF 8 1/2 FEET IN WIDTH X 18 FEET IN
 LENGTH. THE PROPOSED PARKING STALLS ARE 10 FEET WIDE.
 THEY SHALL BE REDUCED IN WIDTH TO ALLOW MORE GREEN AREA
 TO BE CREATED ALONG THE LANDSCAPE BUFFER ADJACENT TO
 PARK PLACE.
  
 5. REPEAT COMMENT: PLEASE PROVIDE THE TABULATION
 NECESSARY FOR THE EVALUATION OF COMPLIANCE WITH ARTICLE
 XIV OF THE ZONING AND LAND DEVELOPMENT REGULATIONS,.
 THE LANDSCAPE CALCULATIONS ARE INCORRECT AND SHALL BE
 REVISED. THE REQUIRED TREES AND PLANTS IS BASED UPON
 OPEN SPACE. OPEN SPACE IS DETERMINED BY TAKING THE
 TOTAL SQUARE FOOTAGE OF THE SITE AND DEDUCTING THE
 FOOTPRINT OF THE STRUCTURES. THE DIFFERENCE IS OPEN
 SPACE. THE PAVERS AND ASPHALT COUNT AS PART OF THE OPEN
 SPACE.
  
 6. REPEAT COMMENT: PURSUANT TO SECTION 94-442 (B) (2)
 (B) (1), AT LEAST ONE SHADE TREE SHALL BE PLANTED FOR
 EACH 1,600 SQUARE FEET OF OPEN SPACE OR PORTION
 THEREOF. AT LEAST ONE FLOWERING TREE SHALL BE PLANTED
 FOR EACH 6,400 SQUARE FEET OF OPEN SPACE OR PORTION
 THEREOF. THE CALCULATIONS PROVIDED ARE INCORRECT. BASED
 UPON 8620 SQUARE FEET OF OPEN SPACE, SIX SHADE TREES
 AND TWO FLOWERING TREES ARE REQUIRED.
  
 7. REPEAT COMMENT: PURSUANT TO SECTION 94-442 (C), PALM
 TREES MAY BE SUBSTITUTED FOR NOT MORE THAN 35 PERCENT
 OF THE SHADE OR FLOWERING TREES, REQUIRED BY THIS
 ARTICLE. BASED UPON THE OPEN SPACE AND THE REQUIRED

 3. PURSUANT TO SECTION 94-443 (C) (5) (A), LANDSCAPE

 STRIP COULD BE INSTALLED IN THE MIDDLE TO ALLOW FOR
 ONE-WAY IN AND ONE-WAY OUT CIRCULATION.--EACH BEING 12
 FEET IN WIDTH. THE LANDSCAPING SHALL BE ADDED TO THAT
 STRIP TO MATCH WHAT IS PLANTED ON BOTH SIDES.
  
 6. PURSUANT TO SECTION 94-443 (C) (2), VEHICULAR USE
 AREAS SHALL BE SCREENED FROM THOROUGHFARES AND
 RESIDENTIAL USES AND DISTRICTS BY A LANDSCAPE BUFFER OF
 AT LEAST FIVE FEET IN WIDTH, EXCLUDING ANY REQUIRED
 CURBING. HEDGES SHALL BE PLANTED WITHIN THE LANDSCAPE
 BUFFER AND ARE SUBJECT TO THE REQUIREMENTS OF
 SUBSECTION 94-445 (4) (E). SHADE TREES MUST BE PLANTED
 AT 30-FOOT INTERVALS. ALL THREE SIDES OF THE PARKING

 FLOWERING TREE SHALL BE PLANTED FOR EACH 6,400 SQUARE
 FEET OF OPEN SPACE OR PORTION THEREOF.
  
 8. PURSUANT TO SECTION 94-442 (C), PALM TREES MAY BE
 SUBSTITUTED FOR NOT MORE THAN 35 PERCENT OF THE SHADE
 OR FLOWERING TREES, REQUIRED BY THIS ARTICLE.

 A MINIMUM HEIGHT OF SIX INCHES ABOVE THE FINISHED GRADE
 OR THE PARKING AREA. THEY ARE SET BACK 2 FEET FROM THE
 EDGE-OF-PAVEMENT. PLEASE NOTE THAT THE ONE PARKING
 STALL ADJACENT TO THE LANDSCAPE STRIP ALONG PARK PLACE
 ON THE EAST SIDE IS ONLY 16 FEET IN LENGTH AND THE
 OTHER PARKING STALLS ARE 18 IN LENGTH. PLEASE EXTEND
 THE LANDSCAPE BUFFER TWO FEET TO THE WEST, IN ORDER TO
 HAVE ALL PARKING STALLS THE SAME LENGTH.
  
 11. PURSUANT TO SECTION 94-444 (B) OUTDOOR
 INCINERATORS, GARBAGE OR TRASH RECEPTACLES AND OTHER
 MECHANICAL EQUIPMENT SHALL NOT BE PERMITTED UNLESS
 APPROPRIATE SCREENING IS PROVIDED. PLEASE SHOW WHERE
 THE GARBAGE CONTAINERS WILL BE KEPT AND HOW THEY WILL
 BE SCREENED. IN ADDITION, PLEASE IDENTIFY ANY GROUND
 LEVEL AIR CONDITIONING UNITS, GENERATORS AND ANY OTHER
 EQUIPMENT AND HOW THESE ITEMS WILL BE SCREENED.
