 1) THE STRUCTURE AND DETACHED GARAGE ARE LOCATED IN AN
 A5 FLOOD ZONE WITH A BFE OF 7'. THE CITY OF WEST PALM
 BEACH FLOOD PLAN MANAGEMENT ORDINANCE REQUIRES ALL NEW
 OR SUBSTANTIALLY IMPROVED RESIDENTIAL STRUCTURES TO
 HAVE THE LOWEST FLOOR ELEVATED TO SIX INCHES ABOVE THE
 BASE FLOOD ELEVATION. SUBSTANTIAL IMPROVEMENT MEANS ANY
 COMBINATION OF REPAIRS, RECONSTRUCTION, ALTERATION, OR
 IMPROVEMENTS TO A STRUCTURE, TAKING PLACE DURING THE
 LIFE OF A STRUCTURE, IN WHICH THE CUMULATIVE COST
 EQUALS OR EXCEEDS FIFTY PER CENT OF THE MARKET VALUE OF
 THE STRUCTURE. THE PALM BEACH COUNTY PROPERTY APPRAISER
 HAS THE IMPROVEMENT VALUE AS $104,326.00 THERE HAS BEEN
 IMPROVEMENTS TO THE STRUCTURE OF $53,912.00 IN THE LAST
 YEAR AND THE PROPOSED WORK IS VALUED AT $25,000. THE
 TOTAL OF $78,000.00 IS MORE THAN FIFTY PER CENT OF THE
 STRUCTURES MARKET. THEREFORE, THE ENTIRE STRUCTURE IS
 REQUIRED TO BE ELEVATED TO 6 INCHES ABOVE BASE FLOOD
 ELEVATION.
  
 2) THE PLANS WILL BE REQUIRED TO BE REVIEWED BY PALM
 BEACH COUNTY TO DETERMINE IF ANY IMPACT FEES ARE DUE.
 THIS CAN BE DONE AFTER ALL OF THE OTHER ISSUES HAVE
 BEEN ADDRESSED.
  
 3) THE PLANS SPECIFY THAT THE STRUCTURE IS LOCATED IN
 EXPOSURE CATEGORY B, WHICH IS INCORRECT. THE STRUCTURE
 IS LOCATED IN EXPOSURE CATEGORY C AND BECAUSE IT IS
 WITHIN 600 FEET OF THE INTERCOASTAL WATERWAY THE ROOF
 SHEATHING UPLIFT AND WALL UPLIFT LOADS ARE REQUIRED TO
 BE INCREASED BY 20 PER CENT.
  
 4) THE DOOR AND WINDOW OPENING PRESSURES WILL NEED TO
 BE INCREASED TO COMPLY WITH EXPOSURE C.
  
 5) FBC R 703.6.3 REQUIRES A BOND BREAK BETWEEN THE
 STUCCO AND THE REQUIRED WATER RESISTIVE BARRIER. SHOW
 COMPLIANCE ON THE PLANS.
  
 6) SUBMIT 2 COPIES OF PRODUCT APPROVALS FOR THE ROOFING
 MATERIAL FOR THE FLAT ROOF AND THE TRUSS CONNECTORS AND
 STRAPS AS REQUIRED BY DCA RULE 9B-72.
