 EXTINGUISHMENT AND VENTILATION SYSTEM SHOP DRAWINGS
 SHALL BE SUBMITTED SEPARATELY FOR APPROVAL.
  
 8. ALL EXISTING AND NEW FIRE HYDRANTS PLANNED FOR THIS
 DEVELOPMENT SHALL BE CLEARLY INDICATED AND IDENTIFIED
 ON THE PLAN. THE FIRE HYDRANTAND FDC'S FOR THIS PROJECT
 SHALL BE CLOSELY COORDINATED WITH THE BUREAU OF FIRE
 PREVENTION. IT WILL RECOMMENDED THAT THE PROPOSED NEW

 SERVICE F IN THE AM PEAK HOUR UNDER EXISTING GEOMETRICS
 AND SIGNAL TIMING.
 2. THE ANALYSIS DOES NOT SHOW QUEUE LENGTHS FOR THE
 EASTBOUND LEFT TURN LANE AT OKEECHOBEE BLVD. AND
 BENOIST FARMS. PREVIOUS LESS CONSERVATIVE ANALYSIS
 (HIGHER PEAK HOUR FACTORS) SHOWED THAT THE 300 FT. LEFT
 TURN LANE WOULD PROVIDE INADEQUATE STACKING AND THAT
 LEFT TURN WOULD, THEREFORE, SPILL OVER INTO THE THROUGH
 LANES. THE LATEST EVALUATION WOULD WORSEN THAT
 CONDITION EVEN MORE. FDOT IS ALSO REQUIRING A STRAFFIC
 STUDY FOR THIS CONDITION.
 3. OKEECHOBEE BOULEVARD IS A MAJOR COMMUTER ROADWAY
 FROM THE WESTERN COMMUNITIES WITHIN THE CITY AND THE
 SIGNALS ARE TIMED FOR PROGRESSION OF TRAFFIC TO
 MINIMIZE DELAYS. ANY CHANGES IN SIGNAL TIMING MUST BE
 APPROVED BY PALM BEACH TRAFFIC COUNTY. THE APPLICANT'S
 "OPTIMIZATION" OF SIGNAL TIMING INCREASES DELAYS TO
 THROUGH TRAFFIC ON EASTBOUND OKEECHOBEE BLVD. AT
 BENOIST FARMS FROM 6 TO 46 SECONDS PER VEHICLE IN THE
 AM PEAK HOUR.
 4. THE APPLICANT'S ANALYSIS ASSUMES AN ADDITIONAL LANE
 ON THE SOUTHBOUND APPROACH AT OKEECHOBEE BLVD. AND
 BENOIST FARMS. HOWEVER, THE SITE PLAN DOES NOT SHOW
 THIS TURN LANE AND HOW IT WOULD BE CONSTRUCTED. IN
 ADDITION, THE IMPACT TO THE CITY'S FIRE STATION 7
 ACCESS AND EGRESS NEEDS TO BE EVALUATED FOR ANY CHANGES
 IN GEOMETRY.
 5. TURNING MOVEMENT WORKSHEET 1A SHOWS THAT ABOUT 70%
 OF THE SCHOOL TRAFFIC ENTERS FROM THE DRIVEWAY TO
 OAKTON COMMONS ACROSS FROM BENOIST FARMS RD. THIS
 TRAFFIC STACKS IN A SINGLE LANE ON THE NORTH SIDE OF
 THE SCHOOL AND HAS TO CROSS BOTH INCOMING AND OUTGOING
 TRAFFIC TO ENTER THE STACKED DROP OFF AREA. UPON
 LEAVING, THE 4 LANES OF STACKED DROP OFF TRAFFIC HAS TO
 MERGE FROM 2 LANES INTO A SINGLE LANE FOR EXIT. THE SUM
 OF THESE CONDITIONS RAISES CONCERN THAT TRAFFIC WILL BE
 STACKED ON SITE SUCH THAT IT SPILLS ONTO THE ADJACENT
 ROADWAYS.

 3. IF SCHOOL TIMES ARE STAGGERED, EVALUATION OF EACH AM
 AND PM TIME PERIOD NEEDS TO BE ANALYZED AND RESIDUAL
 IMPACTS (REMAINING QUEUES, EXITING VEHICLES) CARRIED
 OVER TO THE NEXT TIME PERIOD. A CHART SHOWING PROJECTED
 ARRIVALS AND DEPARTURES WOULD BE HELPFUL.
 4. THE BENOIST FARMS ACCESS DRIVEWAY IS SHARED WITH

 LANES AT BENOIST FARMS ROAD AND OKEECHOBEE BOULEVARD
 REQUIRES THE THE LANDSCAPE STRIP ALONG THE WEST SIDE OF
 TRACT A BE REMOVED. THE ENTRY LANDSCAPE IN THIS AREA
 SHALL BE RELOCATED ONTO TRACT B AND THE SAME MATERIAL
 SHALL BE MAINTAINED (CURRENTLY THE LANDSCAPE STRADDLES

 5) REPEAT COMMENT: PROVIDE A WRITTEN NARRATIVE
 VERIFYING HOW THE BUILDING MEETS THE DESIGN ELEMENTS
 FROM MASTER DESIGN GUIDELINES.
  
 A. THE REQUIREMENT IS THAT 50% OF EACH FACADE HAVE A
 SLOPED ROOF. THE EAST AND WEST FACADES ARE 122.67 FEET
 LONG WITH THE SLOPED ROOF SECTION 33 FEET LONG, WHICH
 IS ONLY 30%.

 COMPLIANT BUFFER MATERIAL IS INSTALLED BETWEEN TRACTS

 THERE IS A LARGE DROP-OFF FROM THE FINISHED GRADE OF
 THE RESIDENTIAL BOUNDARY TO THE EXISTING GRADE OF THE
 TREE PRESERVE AT THE BORDER OF THE 2 PROPERTIES. HE WAS
 NOT SURE THAT AN ADA COMPLIANT SIDEWALK MADE OF
 CONCRETE OR PAVERS WOULD BE EASILY ACHIEVED (POSSIBLE
 REQUIREMENT OF FILL AND/OR RETAINING WALL). THE OAKTON
 PRESERVE DEVELOPER EXPERIENCED SIMILAR ISSUES WITH
 THEIR PORTION OF THE REQUIRED SIDEWALK NETWORK WHERE IT
 IS ADJACENT TO THE CITY OF WEST PALM BEACH PRESERVE
 TRACT AND THEY DETERMINED THAT THE BEST OPTION WAS TO
 INSTALL AN ELEVATED BOARDWALK TO ACCOUNT FOR THE GRADE
 CHANGE. PLEASE UPDATE THE PLANS TO INCLUDE "BOARDWALK"
 AS A POSSIBLE PATH TYPE IN CASE THIS BECOMES THE
 PREFERRED PATH OPTION FOR PART OR ALL OF THE CONNECTOR

 OVERNIGHT BUS PARKING IS PERMITTED ON-SITE.
  
 7) THE PLAN VIEW OF THE BICYCLE RACK DETAIL DOES NOT
 MATCH THE APPROVED ELEVATION VIEW STYLES. THE PROPOSED
 BICYCLE PARKING TABLE STATES THAT THERE WILL BE 6
 SPACES ON ONE RACK, WHICH WILL NOT WORK WITH THE
 APPROVED STYLES - REMEMBER THE WAVE STYLE RACK IS NOT
 PERMITTED IN WEST PALM BEACH. WHILE STAFF COMMENDS THE
 APPLICANT FOR PROPOSING 12 BICYCLE PARKING SPACES, THE
 SITE SHALL BE DESIGNED TO ACCOMMODATE THE EXPANSION OF
 THE NUMBER OF SPACES IF IT BECOMES EVIDENT THAT THERE
 IS A GREATER DEMAND THAN 12 SPACES.
  
 8) THE BICYCLE PARKING SPACES ON THE SOUTH SIDE OF THE
 BUILDING SHALL BE RELOCATED TO BE NEXT TO THE SPACES ON
 THE NORTH SIDE OF THE BUILDING IN ORDER TO BE LOCATED
 CLOSE TO THE PRINCIPAL ENTRANCE TO THE BUILDING, IN
 ACCORDANCE WITH THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 9) THE PARCEL B PROVIDED BICYCLE RACK NOTE SHOULD STATE
 4 SPACES ON 2 RACKS.
  
 10) THE SITE PLAN SHOWS THE BOARDWALK CONFIGURATION IN

 THAT STAFF MAY VERIFY THE 16 BUFFER TREES HAVE BEEN
