2018-03-15 16:48:521. TO ENSURE THE INFORMATION FOR THE PROJECT IS
 CONSISTENT, IT IS IMPORTANT TO INCLUDE A FULL SITE PLAN
 THAT SHOWS THE 3 BUILDINGS PROPOSED FOR THE PROJECT IN
 ONE SITE PLAN. YOU CAN LABEL THE DRAWING MASTER SITE
 PLAN. PLEASE INCLUDE IN THIS SHEET THE FAR SUMMARY
 TABLE, INCLUDING THE GSF CALCULATIONS AND THE SUMMARY
 PARKING. THIS INFORMATION IS FOR THE ENTIRE PROJECT (3
 BUIDLINGS) AND IT SHALL BE REPEATED IN THE THREE
 SEPARATE BUILDING PERMITS. TEH DATA CAN BE SEPARATED
 FOR EACH OF THE BUILDINGS. PLEASE INCLUDE, LANDSCAPE
 AND HARDSCAPE ELEMENTS.
 2. PLEASE PROVIDE A SUMMARY SHEET WITH DIAGRAMS
 INDICATING THE AREAS CALCULATED FOR THE FAR.
 3. PLEASE PROVIDE A SUMMARY SHEET CONFIRMING COMPLIANCE
 WITH THE ACTIVE USE REQUIREMENT AS APPROVED BY THE DAC.
 COMPLIANCE SHALL INCLUDE THE 3 BUILDINGS INCLUDED IN
 THE MASTER SITE PLAN.
 4. CURB CUT FOR THE RESIDENTIAL LOADING SHALL BE
 ADJUSTED TO THE MAXIMUM 25 FEET WIDE PERMITTED.
 5. PROPOSED ADA RAMP ALONG OLIVE AVENUE IS REDUCING THE
 WIDTH OF THE SIDEWALK TO 3.3 FEET. THE MINIMUM 6' WILL
 BE NECESSARY.
 6. A MINIMUM OF 2 FEET WIDE PLANTING STRIP IS REQUIRED
 ADJACENT TO THE LOADING AND SERVICE AREA FRONTAGE ALONG
 2ND STREET (DAC APPROVAL REQUIREMENT).
 7. CANOPIES OR ANY OTHER ELEMENT ENCROACHING INTO THE
 ROW WOULD REQUIRE A ROW EASEMENT BEFORE FINAL CO (
 RESIDENTIAL ENTRANCE CANOPY ALONG OLIVE AVE).
 8. BUILDING SIGNS NOT INCLUDED IN THIS APPROVAL.
 SEPARATE PERMIT NEEDED.
 9. PLEASE PROVIDE PHOTOMETRICS FOR THE SIDEWALK AREA
 AROUND THE BUIDLING, AND INCLUDE DETAILS WITH THE
 STANDARD LIGHT POLE AND FIXTURE.MINIMUM 0.6 FOOTCANDLE
 AT BACK OF CURB ONE FOOT ABOVE GRATE SHALL BE PROVIDED.
 LIGHTING CAN BE FROM STREET LIGHT OR FIXTURES ATTACHED
 TO BUILDING FACADE.LIGHT FIXTURE SHALL BE ALIGNED WITH
 TREE TRUNKS (2' FROM BACK OF CURB TO CENTER OF POLE).
 10. PLEASE INCLUDE DETAILS FOR BIKE PARKING AND TOTAL
 NUMBER PROVIDED FOR PUBLIC BIKE PARKING AND PRIVATE
 BIKE PARKING.
 11. PLEASE LOOK AT THE CLEAR WIDTH OF THE SIDEWALK
 ALONG BANYAN INMEDIATELY SOUTH OF THE RES ENTRANCE.
 THERE IS A PLANTING ARE NEXT TO THE BUILDING THAT CAN
 BE REDUCED TO PROVIDE THE 8 FEET SIDEWALK CLEARANCE
 RECOMMENDED. THE PLANTING AREA IS OVER 4 FEET IN WIDTH.
